Windows for villas

A villa is the one property where the whole envelope is yours to decide, and that turns out to be the hard part rather than the easy one. Each elevation takes a different amount of sun, the majlis and the family rooms are used at different hours, the ground floor is reachable from the garden and the first floor is not. A specification written for the house as a single object gets all of that wrong in the same direction. One written room by room usually costs less overall, because the expensive glass goes only where it earns its place.

The honest downside

When a whole-house order is the wrong start

Replacing every window at once is the biggest version of the job: every room sheeted in turn, lintels wherever openings grow, and a long run of decisions about colour, glass and divisions. Where the frames are sound, much of that effort goes into windows that were not the problem.

Enlarging openings has a cost that outlasts the works, too. More glass on a west or south wall is more heat for the air conditioning every afternoon, and wider openings at ground level are more to secure.

If the frames close well and the complaint is fogging between the panes or one hot elevation, replacing the glass units in those windows is often enough. A full villa replacement is the right answer where the frames have no thermal break, the sashes have dropped or the seals have failed across the house.

Frequently asked questions

Often yes, and it is worth asking early, because it is a structural question before it is an architectural one. A wider opening in a blockwork wall needs a lintel sized for what sits above it, and occasionally a column; our engineer traces the load path during the survey and we quote the builder's work alongside the windows rather than leaving you to coordinate two trades. Where the wall is carrying something awkward we usually find more glass by changing the frame divisions inside the existing opening instead.

It shapes the choice rather than blocking it. Most established communities care about what the street sees — external colour, frame proportion, sometimes the reflectivity of the glass — and are indifferent to what happens on the inside face. Aluminium suits that well, because the two faces of one profile can be finished differently, so the elevation matches the neighbours while the rooms get the colour you actually wanted. We ask for the community's guidance note before drawing anything.

Usually not. A villa has enough rooms to work through in phases, so the work is planned a wing or a floor at a time, with the working area sealed off and each day arranged so the rooms you sleep in are either finished or untouched. What we do ask for is a decision on the phasing during the survey, because it changes the delivery sequence out of the factory.

The survey happens within 48 hours of your call, and manufacturing runs three to five weeks from the drawing you approve — counted from the drawing, not from the deposit. Fitting a whole villa is then a matter of days spread across the phases you agreed. The part that stretches is the deciding: colour, glass and frame divisions room by room, which is why samples are worth seeing in person — on a second visit or at the showroom — rather than chosen from an emailed list.
