Jumeirah is one of the oldest villa strips in the city and the houses show it: openings that changed shape when a majlis was added, reveals that have been rendered over more than once, and original frames that were never meant to carry a modern glazing unit. Almost nothing here comes off a standard size, so two windows on the same elevation are measured separately rather than assumed to match. It is the normal condition of a Jumeirah villa rather than an exception. Houses on this strip have been extended, divided and re-plastered, and an opening that was square when it was built usually is not any more. We measure each one on its own and the frames are made to those measurements, which is why a survey here takes longer than in a new building. Nothing gets forced into a stock size — a frame packed out with fillets to make it fit is precisely what starts letting water and dust past a couple of years later.

Yes, and it is mostly a matter of proportion rather than material. An arched head can be repeated in aluminium, the divisions of the old sash can be carried over, and the frame can sit deep in the reveal so the elevation keeps its shadow line. Where the street face has to read as one house, we hold the same sightline and the same colour across every opening, including the ones you decide to replace later.

It changes the outside of the window more than the inside. Salt settles on the glass and on anything exposed on the outer face, so the sash type is worth choosing for cleaning as much as for ventilation: an inward-opening leaf lets the outer pane be washed from inside the room instead of off a ladder in the garden. Handles, hinges and fixings are then specified as one set with the coating, so nothing left outside becomes the weak point while the frame itself is fine.

No. A villa is done opening by opening: the old frame comes out in the morning, the new one is in and sealed before the crew leaves, and the room is swept and handed back. Bedrooms are usually taken first so the family always has somewhere to sleep, and the garden gives us space to stage frames and tools, so nothing has to live in the hallway.
