Balcony glazing

A balcony here is either a room you use or a surface you cross on the way to the view. Glazing closes it against dust, gulf humidity and the traffic below, and lets the space join the cooled part of the flat. It also changes the building's face, so it needs written approval before work starts, and on a tower the frame has to sit inside the line the building already has, because the management company judges the result from the pavement and from the neighbouring balconies.

The honest downside

Before you glaze the balcony

A sealed, framed enclosure turns the balcony into a room, and a room behaves like one. If it is not cooled, a west- or south-facing glazed balcony becomes the hottest space in the flat by mid-afternoon; if it is cooled, it adds glass and floor area to what the split units must handle.

It also changes how the balcony is used. Sliding panels park behind one another, so part of the opening always stays covered, and many buildings approve only a system that matches the elevation, which can rule out the look you had in mind; some communities do not allow a balcony enclosure at all.

If what you want is to keep the balcony outdoors and simply take the wind and dust off it, a frameless screen does that with far less frame in the view. Framed glazing is the right answer when the balcony is meant to join the cooled flat for good.

Frequently asked questions

Only with written approval, and not in every building. Glazing a balcony changes the building's external appearance, which in Dubai needs the consent of the master developer and the authorities (Law No. 6 of 2019, art. 39), so an NOC comes before any work. Some communities do not allow it at all: Emaar, for one, does not permit balcony glazing on its townhouses. Dubai Holding communities (Nakheel, Meraas, Dubai Properties) require prior written approval, and works done without it are fined AED 2,000. A tenant also needs the owner's written consent. We prepare the drawing you submit and adjust the design to whatever the management company comes back with.

Yes, provided the enclosure is thermally broken and properly sealed. A single-skin frame with no break becomes a hot surface that the split unit spends the afternoon fighting; with a broken profile, sealed glazing units and glass chosen for the orientation, the balcony behaves like the room behind it.

Out through drainage channels in the bottom profile, so anything that lands in the track leaves the way it came. It is worth settling before installation: a threshold sealed flat with nowhere for water to escape pushes it back into the floor screed instead.

Frameless panels give an almost uninterrupted view and fold to one side, which suits a balcony used mainly in the cooler months. Framed sliding systems seal and insulate far better, so they are the choice when the balcony is going to become part of the cooled interior.
