Glazing for hotels and restaurants

In hospitality the building keeps earning while you work inside it. A hotel releases one room at a time and wants it back the same evening; a restaurant offers the hours between the last table and the first delivery. The glazing has to answer both to the operator's brand standard and to the guest in the next room, which is why the sequence and the noise plan matter as much as the specification does.

The honest downside

When a hotel does not need new windows

Replacing windows in a hotel that stays open is slow, careful work: rooms taken out of inventory, neighbouring rooms held, a mock-up room approved before anything else. It is the right route when the frames themselves have failed, and a heavy one when they have not.

Many guest complaints come from the parts around the glass. Noise and dust from a hardened gasket, a sash that no longer pulls tight, or a misted unit in a sound frame are fixed by changing seals, adjusting hardware or replacing the glazing unit alone, often without the room leaving service for long.

Where the frames are sound, that repair route is quicker, quieter and far less disruptive. A full reglazing earns its place when the profile has no thermal break, the brand standard has changed or the rooms need acoustic glass the old frames cannot carry.

Yes, and that is how these jobs are planned. A room comes out of inventory in the morning, the old unit is removed, the new frame is set, sealed and cleaned, and the sequence is planned so that housekeeping can take it back the same evening. The floor keeps trading around the few rooms in work, rather than a wing being blocked for a month.

Some of it, and the hotel decides when. Cutting and drilling are confined to the hours operations agrees, the rooms either side of the work are usually held for the day, and screens keep dust out of the corridor. On a resort we plan the noisy elevations around the pool timetable rather than around ours.

Yes, and that is the point of glazing it this way. Folding or sliding walls stand fully open from November to March and turn the terrace back into part of the dining room; in summer the same walls seal and the space runs on the cooling. The frames are specified for a floor that is washed down every night.

Usually two parties. The operator's brand standard sets the finish, the hardware and often the glass, and the owner's consultant approves the shop drawings against it. We prepare submissions and physical samples in the format the brand team is used to reviewing, which is what keeps a refurbishment from stalling at approval stage.
