Bi-fold doors

The leaves of a folding door are hinged to each other as well as to the frame, so they concertina into a pack and travel to one side along a single track. Nothing stays parked in front of the glass the way it does on a slider — when a folding door is open, the opening genuinely is open, wall to wall. That is what puts it in villa living rooms that run straight out onto a pool deck. The cost of it is a running gear made of many joints, every one of which has to stay in the same plane after a summer in the Emirates.

The honest downside

What a bi-fold door does not do well

A folding door is at its best open, yet through a UAE summer it spends most of its time shut with the air conditioning on. Closed, it shows a frame at every leaf, cutting the view into strips, and each joint between leaves is one more seal line for dust and cooled air.

The many hinges and carriages are the second cost. Heat movement and a beam slightly out of true show up as a pack that no longer closes cleanly, so the door needs realigning from time to time. The folded pack also needs a home: outward it takes terrace, inward it takes floor space.

If the doors will stay shut through the hot months and the view matters more than an open wall, a lift-and-slide door gives larger panes and a continuous seal. Bi-fold remains the right answer where the terrace is used for long stretches of the year and the whole opening has to clear.

Frequently asked questions

Almost. The leaves fold flat against each other and roll to one end, so what remains in the opening is the stack itself standing side-on to the glass line, plus the frame. Folding the pack outward puts it beyond the wall entirely; folding it inward leaves it inside the room. Either way you lose the thickness of the pack, not half the opening — which is the difference between this and a slider.

Outward often suits better, because it keeps the pack out of the living space and leaves the floor by the glass usable. Inward makes sense when the terrace is narrow or has a balustrade close to the door, and when the stack would otherwise sit in the sun all afternoon — the folded pack is a slab of glass and metal, and shade does it no harm. The decision also changes where the water bar and the drainage channel sit, so it is taken at the survey rather than later.

No, and a door built without an answer to this becomes irritating within a week. With an odd number of leaves one of them is arranged as a traffic door: it is hinged to the frame and swings on its own, exactly like a normal single door, while the rest of the pack stays folded and locked. On a terrace used every day that leaf is worth having, and it is decided when the fold pattern is drawn.

Better than a slider in one respect and worse in another. The load is normally taken at the head, so the grit that settles at floor level is not being rolled under a loaded wheel — the bottom channel guides the leaves rather than carrying them. Against that, a folding door has many more moving joints, and heat expansion plus a slightly out-of-true beam will show up as a pack that no longer closes sweetly. That is a realignment job, and how it will be handled is worth agreeing at the survey.
