Panoramic windows

A panoramic window is a fixed field of glass — no sash, no hardware, and a frame cut back to the sightline that holds the unit. That is what lets the view run uninterrupted across a living room or a majlis, and it is also what sets the limits: the pane has to be lifted, carried and set by a crew, so its size is settled by weight and access long before taste comes into it. A fixed field cannot air a room, so the layout always keeps at least one opening sash, and the glass build-up does the work of keeping the space liveable in July.

The honest downside

One big pane, and what comes with it

The weight and access that limit the pane also govern every visit after handover. Above the ground floor the outside face is washed by a facade crew or not at all, and a cracked unit is replaced the way it arrived — suction lifters, a crew, and sometimes a crane the building has to allow.

A wall of glass also gives up a wall. Nothing can stand against it, and after dark a lit room is on display unless a blind runs the full width, which on a big field means a long, heavy track or a motor.

Where there is no clear route for a large unit, or the room faces a road or a neighbour, a three-field window keeps most of the width in panes a crew can lift and carry in. A panoramic field stays the right answer where the view is the point and the pane can reach the room.

Frequently asked questions

The real question is how large a pane you can get into the room. A unit of that size is moved with suction lifters by a crew, so the ceiling is set by the weight they can carry, the lift or stairwell it has to pass, and whether a crane can reach the balcony — not by the profile. Once the route is known, the structural calculation confirms the pane, and where it will not fit we split the field with a slim mullion rather than thin the glass.

Because a fixed field is sealed for good. With the air conditioning off — a maintenance day, a mild evening in February, cooking smells in an open kitchen — a room with no opening has nothing to change its air with. We normally place the sash at one end of the run or under a lower panel, where the frame line is already there and the view is not broken.

That is decided by the glass, not by the size of the field. A solar-control coating on the outer pane turns back much of the heat before it reaches the room while keeping the view neutral rather than mirrored, and on west-facing walls we combine it with a tint. Specify it loosely and the air conditioning fights the window all afternoon; specify it for the orientation and the cooling load stays where the design intended.

Often, and it is a structural question before it is a window question. Widening an opening in a blockwork wall means a lintel and sometimes a column, so our engineer looks at what carries the floor above and we either work inside the existing opening or quote the structural work as part of the job. In a tower the answer is usually no — the facade belongs to the building rather than to the flat.
