Folding windows

A folding window is a run of narrow leaves hinged to one another as well as to the frame, so they concertina into a pack and travel to one end of the opening. In a house it usually sits over a counter: a kitchen that serves onto a garden, an outdoor bar, a majlis hatch onto a terrace. That makes it a different animal from a folding door, because the pack does not fold away into a room — it stands on the worktop, and the worktop is the thing everybody wanted to use. Where the pack goes, how much of the hole is left once it is there, and what happens to the rail it runs on are the three questions worth settling before anything is drawn.

  • hinged to each other the leaves
  • on the counter where the pack stands
  • in the cill the running rail

Advantages of working with us

  • In-house production

Windows, doors and glazed structures are made at our own factory in the UAE. Manufacturing takes 3–5 weeks from the survey, and the dates are written into the contract.

  • Room measurement

After a free consultation, an engineer comes to measure within 48 hours and answers the technical questions on site — openings, profile, glass and hardware.

  • Delivery of products

We deliver with our own transport across Dubai and all Emirates, and the installation date is agreed in advance so the crew arrives with the finished units.

  • Installation on site

A "clean" installation is carried out – all construction debris is removed, and dust and dirt are cleaned. Work can be conducted with or without your presence. The date and time are discussed individually.

  • Guarantee

The structures we make and the installation our crews carry out are covered by one warranty under one contract. The profile system also carries the manufacturer's warranty — up to 20 years, depending on the system.

  • Service

Warranty cases are handled by the same crews that did the installation: send the address and photos, and in most cases we can say before the visit whether it is an adjustment, a gasket or a glass unit.

Working out a folding window

  • Counter run measured with the opening The pack takes a share of both
  • Fold direction chosen Outward frees the worktop you cook on
  • Leaf count balanced against pack depth Narrow leaves stack thicker
  • Rail detail set into the cill It has to be swept, so it must be open
  • Hinges and carriers sized to the leaves Many joints held in one plane
  • Fabricated and hung in our Dubai factory Three to five weeks from the drawing

The three things a folding run turns on

  • Grows with leaf count

    Folded pack

    More leaves, a deeper stack

  • The hole less the pack

    Clear opening

What is actually left to serve through

  • Inward or outward

    Fold direction

    Which counter you give up

  • Head or cill

    What carries it

Hung from above, or rolling below

  • Open and brushable

    Bottom rail

Sand and crumbs both land in it

The honest downside

When a folding window is more trouble than it is worth

Every leaf in a folding run adds a hinge, a carrier and a joint to keep in line. That is more to adjust than any other window over a counter, and in a kitchen the hinge lines between the leaves are one more place for grease and fine sand to settle. Those same hinges can also pinch small fingers.

An insect screen is harder, too: nothing fixed can cover an opening the leaves fold through, so a retractable screen has to be planned into the reveal from the start.

Where the opening is mostly kept shut, or used for passing plates rather than for opening the whole wall, a sliding window over the counter gives a clear half with far fewer moving parts. Folding stays the right answer where the full width really is thrown open to the garden.

Consider instead Sliding windows

Frequently asked questions

The hole, minus the frame, minus the pack standing on its edge at one end. That pack is the part people forget: each leaf adds its own thickness plus its hinge, so a run split into many narrow leaves opens to a thinner-looking window than the same run split into few wide ones. If the whole width has to stay clear for serving, the answer is to fold to both ends, or to leave the run as a lift-up flap or a slider instead. We draw the pack to scale on the survey so nobody is surprised by it at handover.

Outward, if there is a counter on the outside to lose and the pack can be tucked against a return wall — it keeps the kitchen worktop clear and puts the folded glass out of the cooking. Inward, if the outside is exposed and you would rather the pack sat in the shade and out of the dust, accepting that it occupies the inside counter instead. There is no general answer; it comes down to which of the two surfaces is doing the work.

It collects from both directions. Sand blows in off the terrace, flour and crumbs go in from the counter, and the two together turn a light-running window into one that has to be shoved. So the groove is specified shallow and open, with nothing undercut that a cloth cannot reach, and the leaves lift free for the carriers to be cleaned or swapped. Where the counter is used hard, we hang the run from the head instead and leave the cill flat, which puts the wear where it can be reached and the sweeping where it belongs.

Not to the same standard, and it should not be sold as though it does. A single sash is pulled into one continuous line of compressed gasket; a folding run has a contact joint at every leaf and a hinge line crossing that joint, so there are simply more paths for dust and driven rain. That is the trade for an opening you can serve through. Where the window faces the prevailing wind we keep the leaf count down, weather the pack side, and are straightforward that a sealed room wants a fixed field with one opener in it.
