Garden room at a villa
Thermal-break frames and solar-control glass
A terrace is in use almost every evening from November to March and abandoned by June. Wide sliding panels give you both seasons: the wall opens completely in the cooler months and closes into a cooled room when the heat arrives. The demanding part is rarely the glass — it is the track, because a heavy leaf that runs at floor level has to keep running once fine sand has been blown into it.
Three contours of EPDM seals keep the glass off the aluminium and close the gap between sash and frame, so dust, humid salt air and wind-driven rain stay outside.

Foamed inserts fill the profile chambers and stop air circulating inside them, so less outside heat and street noise passes through the frame into the cooled room.

Glass-filled polyamide thermal breaks up to 40 mm wide keep the outer and inner shells apart, so the frame holds its shape and its insulation through a UAE summer.

Double glazing up to 60 mm thick puts a sealed gap of still air or gas between the hot street and the cooled room, so less heat crosses the glass into the room.

The honest downside
Wide sliding panels are heavy, and their tracks live at floor level where sand collects. They keep running only if the track is swept and rinsed after dusty days and the rollers are adjusted from time to time — a small job, but one that never stops.
A closed terrace also changes the house. Once it becomes a cooled room in summer, its glass adds to the cooling load, a west-facing run needs harder solar control, and in Emaar and Dubai Holding communities (Nakheel, Meraas, Dubai Properties) the enclosure always needs written approval (NOC) before work starts; other communities have their own rules, and we prepare the drawings for the approval.
If what you want is shelter from wind and dust in the cooler months, not a cooled room, a frameless screen is lighter, slimmer and parks out of the way. Sliding terrace glazing is right when the terrace should become part of the house through the summer.
