Curtain wall

A curtain wall carries nothing but itself. Mullions and transoms are cut, joined and hung on the elevation into a grid that takes its weight from brackets at the edge of every floor slab, and glass and opaque panels are filled into that grid afterwards. Building it in place is slower than lifting finished units, but it absorbs a slab edge that never quite matches the drawing, and it copes with elevations that change angle — which describes most refurbishment work and most low-rise in the Emirates. What decides whether it lasts is the bracket, the movement joint and the drainage path hidden inside the profile.

The honest downside

The limits of a stick-built curtain wall

A stick system is assembled on the elevation, so it needs working access to the outside face for the whole job — scaffold, a mast climber or a cradle — and every joint is made in the open, in the heat and the dust. On a tall, repetitive tower that access becomes one of the biggest lines in the budget and the slowest part of the programme.

It also shows its grid. Pressure plates and caps run along every mullion and transom, so the elevation reads as a frame with glass in it rather than as a flush sheet.

For a tall building with a regular grid, factory-glazed units closed from inside the floor plate are usually the better route. A stick curtain wall remains the sensible answer on low-rise, on refurbishment and wherever the geometry shifts from one bay to the next.

A stick system is put together in place, so it wants working access to the outside face and it forgives an irregular building; it is the sensible answer on low-rise, on re-cladding and wherever the geometry shifts. Units made in a factory need a crane, a repetitive grid and a programme disciplined enough to install them in order. On most jobs the building decides, not the preference.

Brackets bolted to the edge of each floor slab, not to the blockwork between them. One bracket per bay usually carries the dead weight and the others only restrain the grid against wind, which is why they are slotted: the mullion has to be free to lengthen without prising its own fixings. Where the concrete is out of position the bracket takes it up, and where it is too far out the structure is corrected before anything is made.

Because there is a building behind it. The band across the slab hides the concrete edge, the ceiling void above it and the floor build-up below, and it is also where the barrier between one storey and the next is formed. Making that band clear glass would show the services and leave nothing to seal to, so it is glazed as a panel that matches the reflection of the vision glass rather than fighting it.

Yes, and that is one of the honest advantages of the method. The glass is held by a pressure plate screwed to the mullion with a cap over it, so the cap and the plate come off, the unit comes out and a new one goes back on the same gaskets. Nothing above or beside it has to be disturbed. Systems where the glass is bonded rather than clamped do not behave that way.
