That single line decides most of what follows — the outside appearance cannot change, the work happens entirely from inside the rooms, and the management has to approve the contractor before anyone carries a tool through the lobby. The honest downside

When new windows in a flat are not the answer

Replacing windows in an occupied tower is slow by nature: approvals first, then booked lift slots, permitted hours, one opening at a time with the room sheeted. If the frames are sound and the complaint is a draught, dust on the sill after a shamal or a slider that has to be shoved, new seals, rollers and an adjustment usually cure it without any of that.

The building's rules also narrow what a new window can change. The colour and the look of the glass from the street stay as the facade dictates, so a darker or more reflective unit may not be allowed even on a west-facing flat.

Where the frames are worn out, the sashes will not close or the room overheats through frames with no thermal break, replacement is worth the paperwork. Where the trouble is the gaskets and the running gear, a service visit is the smaller and faster answer.

Frequently asked questions

In most buildings yes, provided the outside does not change and the management approves the contractor. The facade is common property, so they care about two things: that the elevation still reads uniformly from the street, and that whoever works at height above a public area holds the right trade licence and works to the building's rules for access. Where a building refuses outright it is usually a unitised curtain wall, where the glazing genuinely is part of the structure rather than a window sitting in an opening — we can tell you which you have at the survey.

Everything happens from the room. The sash comes off, the old frame is cut free from the inside, the new one is set into the same opening and sealed, and the waste goes down in the service lift. It is slower than working from a platform, but it is the method an occupied tower normally approves, so the job is planned around it — frames arrive in pieces sized for a lift car rather than expecting a hoist.

That is the argument for a tilt-and-turn sash, and it is worth more in a flat than anywhere else. In the swing position the outer face of the pane turns into the room and you clean it standing on your own floor. Fixed panes and sliders leave you waiting on the building's rope-access cleaning, which happens on the building's schedule. Where a sash is not possible in an opening, we place one nearby so the reachable window does the work.

Separate question with a different answer, because an enclosure changes the outside of the building and is almost always a formal application to the developer or the authority rather than a note to the management. Some communities allow one specific approved system and nothing else; many refuse altogether. We can tell you what the survey shows on your tower, and an enclosure goes ahead only once the paperwork is in place.
