City Walk

Here the ground floor is a street of shops and cafes and the floors above it are homes, so one building holds two entirely different windows. Downstairs the glass is a frontage and the door is the busiest moving part anyone owns: it opens and closes all day, every day, and it fails at the hardware long before it fails at the frame. Upstairs the brief inverts — quiet, at night, over a street that stays busy after the shutters come down. What the two share is the pavement outside, which is why the work happens after closing and the frontage has to look finished by the time the first customer arrives.

It might be, but the more common culprit is air. A cooled shop is at a different pressure from the street, and every time the door is released that difference either drags it shut or holds it open, all day, against a closer that was set for neither. The first move is adjustment: closing speed, latching action and the backcheck that stops a gust throwing the leaf into the wall. Where the pressure is genuinely strong, the answer is a heavier closer or a lobby that lets one door shut before the other opens, and no amount of tightening a spring substitutes for that.

Normally yes, because it comes out and goes back in bays rather than all at once. We survey while you are open, make everything before we arrive, and then work between closing and opening: the old bay out, the new frame in, sealed and glazed, and the floor cleaned before the first delivery of the morning. The opening is never left as a hole overnight. A wide frontage may take several nights in sequence, which is agreed in advance so you know exactly which bay is being worked on when.

It changes where the air comes from more than what the glass is. Extract from a kitchen ends up somewhere on the elevation, and an opening light directly in its path will bring you cooking smells whatever you spend on the window. So we look at the whole flat and put the ventilation on the elevation that is clean, keep the affected openings sealed and glazed for quiet, and make sure the frames actually close on their seals — most of the complaints we are called about upstairs here turn out to be gaps rather than glass.

The landlord or the retail management, and their requirements normally arrive with your fit-out pack: the frame colour, the sightline the glass has to hold, where signage may sit, and how far anything is allowed to project over the pavement. We draw the frontage to that and submit it before manufacturing, because a frontage made first and approved afterwards is a frontage made twice. Where the run already has a set look, matching it is usually the fastest route to an approval.
