Sliding windows

The sashes run along the frame on rollers instead of swinging inward, so the floor and the wall in front of the window stay usable. That is what makes sliding the default on balconies and terraces, and in narrow openings where a swinging leaf would meet the furniture or the railing. The trade-off sits at the bottom of the frame: a sliding system closes onto a track rather than onto a full perimeter, so the threshold and the drainage — not the profile — decide how it behaves in a heavy downpour.

The honest downside

What a sliding sash trades away

A sliding sash seals with brushes and fins along its meeting stile rather than a gasket squeezed all round. That is fine for most rooms, but on a busy road or an exposed, dusty elevation it lets more noise and fine sand past than a sash pulled shut onto compressed seals.

The outer sash is awkward to clean above the ground floor: its outside face looks at the view, not the room, and it is hard to reach from inside. Where the sashes overlap, there is also a double frame line in the middle of the view.

Where quiet and dust sealing matter more than floor space — a bedroom over a main road, a high exposed floor — a casement closes onto its seals all round. Sliding stays the right answer on balconies, terraces and narrow openings, where a swinging leaf would meet the furniture or the railing.

Not through a system that drains. Sliding sashes close onto a track rather than onto a sealed perimeter, so a squall coming off the sea does push water into the bottom rail — the sill is built as a channel with weep holes precisely so that the water leaves again on the outside. What causes trouble is a flush threshold laid straight into terrace tile with nowhere for that channel to discharge, which is why we set the levels at the survey, before the tiler arrives.

It is the main thing that shortens their life here. Grit collects in the bottom track, gets rolled under the wheels and turns a light slide into a shove within a couple of seasons. Stainless carriages, a track groove shallow enough to brush or vacuum out, and sashes that lift free for a roller swap are what keep this a maintenance visit rather than a replacement.

On a two-track window, half of it — one sash parks behind the other. Three and four-track arrangements clear more, and where the whole opening has to disappear a lift-and-slide or a folding system is the better answer than adding tracks. We draw the parked position on the shop drawing so nothing is a surprise at handover.

It can be, but it has to be specified for it. A sliding sash is normally lifted out of its track rather than forced open, so the parts that matter are anti-lift blocks in the head, a hooked lock in the meeting stile instead of a simple latch, and laminated glass. That set is what we recommend where the window opens onto a garden or a shared podium.
