Downtown is where building management is strictest, and that is the first thing to plan around rather than the last. These towers are run as show buildings: what the elevation looks like from the boulevard is fixed, the hours in which noise is permitted are fixed, and no crew reaches a floor without a filed method statement and an approved lift booking. Inside the flat the brief is the opposite of restrictive, because people buy here for a view of a landmark and expect a west wall of glass to be liveable in the afternoon without a colour cast over it. When the facade genuinely cannot be touched, the work moves indoors — glazed partitions, internal doors and secondary frames change the apartment without changing the building.

Frequently asked questions
The paperwork is the set any managed tower asks for; what is different here is that it gets read rather than merely collected. A generic submission comes back with questions, while one that names the real sequence of the job — which openings, in what order, on which days, through which lift, with the corridor protected in what way — usually clears in a single pass. Downtown management also asks about the things contractors leave out: exactly who is coming upstairs and on what pass, when the noise starts and stops each day, and where packaging and old glass wait before they leave the building. We put that together in parallel with the drawing, so approval and manufacture overlap instead of queuing.
On the room side, freely. On the outside, the building decides, because the elevation is looked at from the boulevard and from every neighbouring tower, and management protects that uniformity hard. In practice we match what is already there — external colour, glass reflectivity, the visible frame line — and put your choice where it is seen from your own sofa.
The glass build-up, and specifically a solar-control coating on the correct surface of the unit: it turns back a large share of the sun's heat before it enters the room while leaving the view close to its natural colour. Alongside that, sound seals stop the air leaks that quietly load the air conditioning, and internal shading deals with the low sun that no coating can fully answer. Swapping clear glass for a dark tint is the option we suggest last, because it dims the view you paid for.
Quite a lot, and it is a normal request here. Internal glazed partitions divide an open-plan apartment into a study or a second bedroom without a single change outside; aluminium internal doors and screens do the same on an office floor; a secondary internal frame set in front of the existing window improves comfort and cuts noise while the building envelope stays untouched. None of it alters the elevation, which is why this route usually clears approval quickly.
