Lift-and-slide doors

A lift-and-slide door does one thing an ordinary slider cannot. Turning the handle raises the whole leaf clear of its seals and sets it down on the running gear; turning it back lowers the leaf again onto a continuous gasket. Closed, it behaves like a hinged door, because the weight of the leaf itself is what presses the seal home. Open, it behaves like a slider, because the leaf is riding on bogies rather than being dragged — which is how tall, heavy glazing ends up being moved with one hand.

The honest downside

Where lift-and-slide is not worth it

Lift-and-slide solves one specific problem: sealing a heavy leaf that still has to move by hand. On a modest balcony or bedroom door there is no such problem, and the heavier gear, deeper frame and cost of the mechanism buy little over a well-built conventional slider.

In one respect it is still a slider. Unless it runs into a wall pocket, the moving leaf parks in front of a fixed pane, so only part of the opening clears. The handle has to be turned fully each time to lift and lower the leaf, the cam gear sits at the bottom where sand gathers, and a flush threshold works only with a drained channel outside the line of the door.

For an ordinary opening, a standard sliding door does the job for less. Lift-and-slide remains the right choice for tall, heavy glazing, for rooms cooled hard against a sea breeze and wherever a level threshold is not negotiable.

The handle drives a gear along the bottom of the leaf. In the closed position the leaf rests low, squeezed down onto a gasket that runs the full length of the sill, and the carriages carry nothing. Turning the handle rotates cams that push against the track and lift the leaf a small amount — enough to break contact with the seal and transfer the weight onto the bogies. From that moment the leaf rolls. Turning the handle back reverses it, and the leaf settles onto the gasket under its own mass.

Because a plain sliding leaf drags its seals and wipers along the frame the whole way, and that friction grows with every extra metre of gasket. A lift-and-slide separates the two jobs: sealing happens only when the leaf is down and stationary, rolling happens only when it is up. Nothing rubs while the door is in motion, so a leaf far too heavy to shove as a conventional slider glides with a light push.

Yes, and it is one of the reasons people choose the system — the seal does not depend on a raised upstand, because the leaf comes down onto it vertically. What a flush threshold does depend on is somewhere for water to go. We set the level against the finished terrace at the survey and run a drainage channel outside the line of the door, so the sill is a level transition indoors and a drained detail outdoors.

It earns its place where the glazing is genuinely large, where the room is cooled hard against a coastal breeze, or where a flush threshold is architecturally non-negotiable. On a modest balcony door of ordinary size a well-built conventional slider does the same job for less, and we will say so at the survey. The system is about sealing a heavy leaf, not about opening a wide one — for the second question the answer is usually folding or panoramic.
