Plots here were built one at a time to their owners' own architects, so almost nothing repeats: the arch over a stair landing, the double-height majlis window and the lift-and-slide door onto the lawn can all exist in a single house and nowhere else. That rules out catalogue sizes — every opening is measured on its own and drawn from scratch, and a replacement has to match a frame nobody else was given. The plots are wide, but the route from the gate to a facade runs past mature planting and decorative paving that has to survive the delivery. Houses of this size stay in use throughout, so the programme moves elevation by elevation rather than opening the whole envelope at once.

That is usually where the job starts. The original frames were drawn for the plot rather than chosen from a list, so we begin by recording what is actually there — the depth of the profile, the width of the sightline, how the bead and the seal sit, the colour and the sheen of the coating. From that we draw a frame that reads the same from the garden while the section behind it is a current thermally broken one. Where a whole elevation is being renewed the match matters less; where one bay is replaced beside untouched neighbours it decides whether the change is visible at all.

It is designed as a structure before it is designed as a window. A tall opening is divided into bays with a reinforced transom or a supported mullion carrying the load, so no single sash is asked to hold a pane it cannot. Each pane is then sized to what can be lifted and turned inside the room rather than to what looks best on paper. The division lines are drawn where the architecture already has them — a floor level, a stair landing — so the added structure reads as part of the elevation instead of an apology for it.

That is planned at the survey, not on the delivery day. We walk the route from the gate to each elevation and record what is under it — decorative paving, irrigation lines, lawn edging, a pool surround — then decide where the lorry stops and where material transfers to a trolley or lifting frame. Boards go down over anything asked to take weight. If a route genuinely will not carry the load, the glass goes in through a different elevation instead of being forced along that one.

Yes, and on a house this size it normally has to. Work runs elevation by elevation: one facade is opened, glazed, sealed and cleaned before the next is touched, so the rest of the house keeps its cooling and its privacy. The crew works to hours agreed with the household, uses one entrance and one internal route, and the site is closed each evening rather than left sheeted over for weeks. On a long programme that also means the first rooms are back in use while the last are still being drawn.
