Frameless glazing

Frameless glazing encloses a balcony or a terrace without walling it in. Toughened panes run in slim tracks at the head and the floor, and each one slides along the run and then pivots to hang flat at the parking end, so a whole side opens in about a minute. Between the panes there is a joint rather than a mullion — that is the point of it, and also the limit. It takes the wind, the dust and much of the noise off a balcony you want to use, but it is a screen, not a sealed thermal envelope, and it should never be sold as one.

The honest downside

Where frameless glazing falls short

A single toughened pane has no insulated cavity, so it does little to hold back the sun. Closed on a still afternoon, a south- or west-facing balcony behind it warms up quickly, and the usual answer is to open part of the run again — fine, as long as nobody expected a cool room.

Everything is glass, so everything shows: salt, dust and fingerprints sit on both faces of every pane, and on a high floor the outside face is cleaned by opening the panes one by one. When the run is open, the parked panes stand as a stack at one end of the view.

If you want a terrace that closes into a cooled room in summer, a framed sliding system with insulated units is the one to look at. Frameless is the better choice when the space stays outdoors and you want it open, sheltered and usable for more of the year.

Frequently asked questions

No, and anyone telling you otherwise is describing a different product. The panes meet each other on a brush or a gasket, not in a frame with compressed seals, so there is always a path for air. What you get is a large reduction in wind, blown dust and street noise, and a balcony that becomes usable for months of the year when it was not before. What you do not get is a sealed room.

Not sensibly. Cooled air will leak out through the pane joints as fast as you make it, and you will be paying to condition the outside. If the aim is to turn the balcony into part of the flat, the right product is a sealed glazed system with insulated units and proper seals — a different job, with different structural loads and, usually, a different approval from the building.

Almost always. Towers and communities here take a view on balcony enclosures, because they change how the elevation looks from outside and they are visible from every other flat. Some allow them within a defined appearance, some do not. We ask for the rule before drawing anything, since a system designed around a stacking end that management then rejects is a wasted design.

It goes straight into the bottom track, which is why the track is designed to be swept out and drained rather than sealed shut. Grit is what wears the rollers and what makes a smooth run start to grate, so the maintenance is genuinely simple and genuinely necessary: clear the track, rinse it, keep the drainage holes open. Done occasionally, the run stays light on the hand for years.
