Frameless balcony glazing

A frameless system has no frame, and the first consequence of that is not the view. A framed window catches whatever gets past its outer seal in a chamber and lets it out again through drainage slots. A frameless run has no chamber, because between one pane and the next there is a contact line rather than a mullion — so rain driven at an angle comes through that line and lands on the balcony floor. This is not a defect to be sealed up; it is the condition the whole installation is designed around, which is why the balcony has to go on being a floor that drains. The second consequence is wind. Each pane is held at the head and at the floor and left free down both vertical edges, so it bows in the middle, and the joints open at precisely the moment the weather is worst.

The honest downside

What a frameless balcony will not keep out

Fine dust is the part people do not expect. The joints between panes are contact lines, not compressed seals, so in a shamal the finest sand still finds its way through them and under the bottom track, and settles on the balcony floor as before — only less of it.

Noise behaves the same way. The glass takes the edge off the traffic below but the joints let sound through, so a balcony over a busy road stays audible from the living room. And with no frame to hide anything, every fingerprint and dried splash shows on the edges of the panes.

If the aim is a quiet, clean space you can cool and furnish as a room, a framed, thermally broken sliding system seals properly and is the better choice. Frameless stays right when the balcony is still an outdoor space and the point is to use it on more days of the year.

Frequently asked questions

Through the joints between the panes and onto the balcony floor — the same place it went before the glass arrived. There is no drained chamber to catch it, so the design question is not how to stop it but where it is allowed to land and how it leaves. That makes the floor the important part of the job: its falls, its outlet and the gap under the bottom track all have to keep working. A common mistake is the opposite instinct made permanent: a bottom track bedded solid in sealant right the way round, which turns a balcony that used to drain into a shallow tray.

It bows. Carried at the head and at the floor with both vertical edges free, the pane spans between two tracks and deflects in the middle, taking the contact joints with its neighbours along with it — so the run is at its leakiest exactly when the weather is worst. That is the honest description of the product rather than a criticism of it. Practically it means the specification is written for a floor level and not for a building: the pane that is comfortable a few storeys up is working much harder near the top, and it means locks at the bottom rather than a pane trusting its own weight.

All of it. Because water crosses the joints, the balcony remains an outdoor room in every way that matters — the floor finish, the light fittings and sockets, the furniture, whatever gets stored against the wall. Owners are caught out by treating the space as interior in the week after the glass goes in, putting down a rug and a timber console, and then blaming the glazing for the first wet shamal. If the real aim is to bring the balcony into the flat, that is a sealed system and a different conversation, with different loads and usually a different approval.

Not unattended, and not with wind forecast. A pack of panes standing side-on at one end of the run presents very little resistance to a gust across it, and a single pane left halfway along the track has less than that. So the parking end takes a latch, the panes take stops, and the habit worth forming is closing the run before leaving the flat in the season when the wind gets up in the afternoon. Panes left parked in an empty flat are the most exposed, because nobody is there to close them when a gust arrives.
