Conservatories

A conservatory adds a room to a villa without adding walls: structure, roof and enclosure are all aluminium and glass. In the UAE that puts the cooling design at the start of the conversation rather than at the end, because a glazed room specified as if it stood in Europe becomes the one door in the house nobody opens between May and September. Designed for the heat it is the brightest room you own and the one the family sits in after sunset.

The honest downside

When a conservatory is more than you need

Even designed for the heat, a conservatory is the most demanding room in the house to keep cool. The glass that makes it bright also brings in sun from above and from the sides, so the cooling unit works hardest exactly when the room is most inviting, and in the afternoon the seats nearest the glass are the ones nobody chooses.

It is also a real extension rather than an accessory: a structure tied into the villa wall, a roof that collects dust and has to be washed from outside, and paperwork before anything is built. In Emaar and Dubai Holding communities (Nakheel, Meraas, Dubai Properties) an extension always needs the developer's written approval (NOC) and the authority's permits before work starts; other communities have their own rules, and we prepare the drawings for the approval.

If the space is really wanted for the cooler months and the evenings, glazing an existing covered veranda gives shelter from wind, dust and insects without a cooling load to design. A conservatory is the right answer when the family wants a year-round room with a view of the garden.

Frequently asked questions

Only if it is designed as a cooled room from the first sketch: solar-control roof glazing, thermally broken frames, junctions that actually seal, and a cooling unit sized for a glazed space rather than for its floor area. Every one of those decisions is cheap on paper and expensive to retrofit, which is why we raise them before the shape is agreed.

No, and it rarely should be. Insulated panels over the seating with glass over the rest is the combination that works here — the panel cuts the heat where people sit, the glass keeps the openness where you look up. The proportion is drawn to scale so you can see what the ceiling will feel like.

On humid mornings the outside air meets glass chilled by the room, and droplets form on the outer face and run off down the roof's fall. Rafter bars also carry small drainage channels that collect any water getting past the outer seal and run it out at the bottom rather than letting it fall on the floor.

With a flashed and sealed junction, detailed after we have looked at how the existing wall is built. The render, the block work behind it and any existing waterproofing all change the detail, so this is drawn for your wall rather than taken from a catalogue, and it is water tested before handover.
