The Meadows

The Meadows shares a cluster and a set of lakes with The Springs, but the houses are detached and considerably larger, and that changes what we are asked to do. Here the job is rarely a set of like-for-like windows; it is the terrace — the builder's original doors onto the lake side replaced by a wider sliding system, with the threshold rebuilt so the room and the paving meet on one level. Panels that size are heavier than anything in a townhouse, so the structural calculation, the track and the way the glass crosses the garden are all settled before the order goes in. Owners want the terrace finished before the outdoor months, so this elevation is normally booked earlier in the year than the rest of the house.

Frequently asked questions

Frequently, and it is the change that does most for the room behind. Whether the opening can grow depends on what sits above it — the lintel and whatever load it carries — so a structural check comes before any promise about width. If the opening has to stay as built, width can still be won back inside it: fewer, larger panels and a slimmer interlock move frame out of the view without touching a single course of masonry.

By drainage rather than by height. A flush sill sits level with the finished floor, which means rain landing on the paving cannot be stopped by a step — it has to be led away instead. So the paving is laid to fall away from the door, a channel runs along the outside of the track, and the track itself is chambered and drained so whatever does get in leaves again. The sealing contours do the rest once the panels are closed, which is why the adjustment after installation matters as much as the detail.

On a route worked out at the survey. Most plots here are reached down a side passage that a large pane cannot turn in, so the usual answers are across the garden with lifting frames, or in through the house on protected floors, with the pool edge and the planting mapped beforehand. Where a leaf is beyond carrying, the glass arrives separately from the frame and is glazed in place. Panel sizes are agreed against that route rather than chosen first and solved afterwards.

Same community, same association, and the approvals work the same way — but the work does not. Springs houses repeat, which makes their windows a quick like-for-like exchange from a drawing we already hold. A Meadows villa is detached and its terrace is nearly always being changed rather than copied, so the drawing, the structural calculation and the lifting plan are done for that house alone. The survey takes longer and so does the programme.
