In the older blocks of Bur Dubai a window opening rarely holds only a window. Somewhere in it, or in the wall beside it, there is an air conditioner sitting in a sleeve, an extract fan cut into a pane, cabling that was run through the frame years ago and a condensate pipe staining the render below. All of it has to be dealt with on the day the old frame comes out, and it is the part that turns a straightforward replacement into an afternoon of improvisation when nobody has looked first. So we survey the opening as a piece of the building's services and say at the quote what becomes of each thing we find.

Frequently asked questions

Yes, and there are three honest routes. The unit stays and the new window is made around it, with a proper insulated panel built into the frame instead of the sheet of board that is probably there now. The unit moves to the wall beside the opening, which gives you the whole window back and needs a core drilled. Or the cooling is changed to a split system and the hole is closed for good. Which one you choose has to be decided before manufacturing, because the frame is made around that decision rather than adapted to it afterwards.

It gets its own panel, because a modern sealed glass unit cannot be drilled — the two panes are bonded around a spacer with dry air between them, and cutting into that ends the unit. So the fan sits in an insulated panel within the new frame, or moves into the wall, and either way it is drawn before anything is made. The same applies to anything else somebody has put through the old glass over the years, from a cable to a flue.

One opening. The room being worked on is sheeted and closed off from the rest of the flat, the old frame comes out, the new one goes in and is sealed, and the room is cleaned and handed back before the crew leaves. Nothing is left as a hole overnight and nothing is left boarded up over a weekend. In a flat of the usual size this means a few days of one room being out of use, rather than a family moving out.

It is, and it is worth doing properly. Laminated glass holds together when it is hit — the interlayer keeps the pane in the frame instead of on the floor — which buys time, and it helps with the street noise at the same time. Beyond that it is hardware: a locking handle, multi-point locking on the larger sashes, and a restrictor so a window can be left open a crack at night without being an invitation. What we will not tell you is that a window makes a flat secure; it is one layer, and it should be specified as one.
