Pivot windows

A pivot leaf turns about an axis that runs through the middle of the frame rather than down one edge of it. Half the sash travels outward while the other half comes into the room, and the two halves trade places every time it is worked. Because the bearings sit near the balance line, the leaf is carried close to its own centre of gravity, so a wide field stays light in the hand where a side-hung sash of the same size would be hanging its whole weight off one jamb. The price of that is paid in two places: the gasket has to change which face of the window it seals on, and everything that normally lives in the plane of the frame — a screen, a blind, a curtain — has to move out of the arc.

The honest downside

What a pivot window is not good at

Turning the leaf brings the outside in. Each time it goes round, the face that has been collecting dust since the last shamal swings into the room, with the sand settled on the outward half of the frame and, near the coast, a film of salt. That is the feature that makes cleaning easy, but it means a wipe before the leaf is left open over a sofa or a bed.

Open, the leaf never leaves the opening either. It stands across the middle and splits the gap in two, so there is no clear space to lean out or hand anything through.

Where the opening is of ordinary width and the priority is a tight seal, a side-hung casement closes against one continuous face of the frame with no crossover points to look after. The pivot stays the right answer for a wide leaf high up, where a balanced leaf and inside cleaning matter most.

Frequently asked questions

Two reasons that only apply to this geometry. First, the bearings hold the leaf near its own balance line instead of at one edge, so a field that would drop out of square on side hinges turns with one hand. Second, once the leaf has gone round, the face that was looking at the sky is standing in the room, so the pane is washed where you are standing. On a tower that removes the whole question of getting to the outside of the glass.

It seals differently, and the difference is worth understanding. A side-hung sash is drawn against one continuous face of the frame all the way round. A pivot cannot be: the half that swings out has to close against the frame from outside, the half that comes in closes against it from inside, and at each bearing the gasket has to step from one face to the other. Those two crossover points are the whole job. Done as a moulded transition with the drainage kept on the outward half, a pivot holds up here; done as a straight length of gasket cut and butted at the pivot, it is likely to weep after a shamal.

Not in the frame, because the leaf sweeps through that plane on both sides of the wall. What works is a roller cassette set back in the reveal, behind the arc, so the mesh runs down clear of the turning leaf and can be wound up when the window is worked. Everything the leaf passes through. Indoors that means the swing depth in front of the window, so no tall furniture, no long curtain hanging in the plane of the glass, and no ceiling track running across it. Outdoors it means the projection: a pivot on a walkway elevation or over a neighbour's terrace is the wrong choice however well it works in the room. The travel can be restricted where children use the room, and we mark the arc on the survey drawing so it is argued about before manufacture rather than after.
