Floor-to-ceiling windows

Glazing that runs from the finished floor to the ceiling meets two interfaces an ordinary window never has to think about: the slab above it and the floor beneath. Every concrete floor deflects — under its own weight and under whatever gets built on it — so the head is detailed with a movement gap and a sliding connection, because a frame that ends up propping the slab will crack its own glass. At the bottom there is no sill to lean against, which makes the glass itself the barrier and puts laminated build-ups into the specification, and it means the finished floor level has to be known before fabrication rather than after the tiler has been through.

The honest downside

The downside of glass down to the floor

Sun that would have landed on a sill now lands on the floor, and the tiles or the rug in front of a west-facing pane can be too hot to stand on by late afternoon. A storey of glass adds to the cooling load, and after dark a lit room is on show unless blinds run the full height.

The glass also takes the wall. Nothing can stand against it — no bed head, desk or sofa back — and in a bedroom on a low floor, or across a narrow gap from the next tower, privacy is paid for in daylight most of the day.

Where heat, privacy or furniture matter more than the view, a window set above a solid wall at desk height — a fixed pane with an opening sash beside it — does the job with less glass. Full height stays the right answer in living rooms with a view worth the whole storey.

Frequently asked questions

It is when it is specified as a barrier rather than as a window. With no sill and no rail in front of it, that pane is the thing stopping somebody leaning against it, so it is laminated: an interlayer holds the glass together and keeps the opening closed even if the pane is broken. That is the specification we recommend for full-height glass, and it is not the place to save money.

Because the floor above is not a fixed ceiling. A concrete slab deflects a little under its own load, more once partitions and finishes go on it, and it keeps moving slowly for a long time afterwards. A frame packed hard to the soffit becomes a column carrying part of that load, and glass is the first thing in the assembly to complain. The movement gap and a sliding head connection let the slab settle without ever touching the window.

Yes, and it is worth planning for. A storey-height sash is a tall, heavy leaf, so it wants hardware rated for that and hinges that are not asked to do it on goodwill — or it becomes a sliding leaf instead, which carries its weight on carriages rather than on the jamb. We size the gear against the finished sash weight, not against the opening dimensions.

Either the building cleans it or the window does. In a serviced tower the facade is on a rope-access schedule and nothing about the window changes that. Where there is no such schedule, the answer has to be designed in: an inward-opening leaf tall enough to reach across the fixed panes beside it, or a layout that keeps the glass within reach of a balcony. Deciding this after handover rarely ends well.
