Fixed windows

A fixed window has no sash at all. The unit is bedded straight into the frame and held there by beads, so the only gasket line in the whole window is the one that never moves. Take the sash away and three things go with it: the joint where a leaf has to close against the frame, the hardware that carries and pulls it shut, and the seasonal adjustment that hardware asks for. What goes with them is the ability to air the room and to reach the outer face of the glass from inside it — which is why a fixed light is specified as part of an arrangement rather than on its own.

The honest downside

Where a window that never opens lets you down

A fixed light is the wrong answer anywhere the air has to change quickly: a kitchen, a bathroom with a weak extract, a bedroom that should be aired before bed. With the air conditioning off for a service or a power cut, a room glazed only with fixed panes has no way to clear heat, steam or smells.

Height turns cleaning into a running cost. Above the ground floor every fixed pane is washed from outside, so after each dusty spell a whole run of them waits on a ladder, a pole or the building's rope-access schedule.

Where a room needs air and the glass has to be cleaned from inside, a tilt-and-turn sash gives both — a narrow airing gap, and the whole leaf turned into the room for washing. A fixed light stays the right answer beside an opener, in the parts of a wall that do not need to move.

Frequently asked questions

Because most of a wall of glass does not need to open, and the parts that let a leaf open are the parts that eventually leak, rattle or need adjusting. A field with no sash has one sealed line around the unit instead of a leaf closing against a frame, nothing hanging on hinges, and no gear to reset after a summer. The room still needs air and the glass still needs washing, so the arrangement pairs fixed fields with one or two openers rather than choosing between them.

It has less to keep out water through. On an opening window, rain that gets past the outer wiper has to be collected in the sash and led back out through drainage slots, and that route depends on a leaf sitting evenly against its seals. A fixed unit is bedded on a gasket that is compressed once, when the beads go in, and never disturbed again. Where a facade takes driven rain off the sea, we deliberately keep the openers few and small for that reason.

From outside, always — so how it will be reached is decided before the window is made, not after. At ground and first floor a pole and a ladder cover it. Higher up it belongs to the building's facade cleaning, or the layout puts an opening sash next to the fixed field so somebody can lean out to the pane beside it. It is a question that can change where the openers go.

Not by converting it. A sash runs in a different profile, the frame it closes into is not the same section as the one holding a bedded unit, and the hinge side needs reinforcement that is not there. What we do instead is take the whole light out and put in a made-up opener of the same outer size, so the reveal and the finishes stay untouched. It is cheaper to decide it at the survey.
