Nothing here is old enough to be worn out, so the work is not repair. Houses and townhouses are handed over with floor-to-ceiling glazing already in place, and what owners ask for is a change to it — a solar-control unit on the elevations that face the golf course and take the full afternoon, a terrace closed in, a fixed pane turned into something that opens. Because the community is still being finished, the site rules are a builder's rules: passes at the gate, agreed working hours, and a route through streets that are shared with construction traffic. The easiest moment is the gap between handover and moving in, when the house is empty and a full-height pane can be brought through it without furniture in the way.

Frequently asked questions

New is not the same as suited to the room. A house is glazed to one specification all the way round, and the elevation looking over the golf course late in the day is being asked to do something the shaded side never is. What owners notice first is one or two rooms the cooling cannot hold, or glare that makes a room unusable at a particular hour. The answer is usually the glass rather than the frame — a solar-control unit into the existing profile — with external shading added only where the sun comes in too low for glass alone to deal with.

In many cases, yes. If the profile is sound and the hardware carries the weight, the glazing unit can be taken out of the existing frame and a solar-control or laminated one put back in its place — faster, cheaper and far less invasive than a new frame. It is not always possible: a heavier unit changes what hinges and rollers are being asked to carry, and a deeper unit has to fit the rebate it is going into. Establishing which case you are in is what the survey is for.

Through the handover period, yes. While a community is still being completed the developer's fit-out rules govern what an owner may change and who is allowed to work in the house, which in practice means our trade licence, a description of the work and the crew's names for the gate. Anything that alters the outside — a new opening, a closed terrace, a different frame colour — is a separate approval and is worth starting early, because that item usually sets the date rather than the manufacturing does.

Considerably. An empty house means a full-height pane can be carried straight through it, there is no furniture to sheet, no cooling to maintain around a family and no household hours to work around. Where the house is already lived in the same work is done room by room instead, each one opened and closed within the day. If your handover date is known, booking the survey against it is what makes that empty stretch usable rather than missed.
