Seal replacement

The gasket is the shortest-lived part of an aluminium window in this country, and it fails quietly. Ultraviolet and a summer design temperature of 46°C, with peaks above 50°C, harden the EPDM, airborne sand grinds at it through every shamal, and one day the sash still shuts but the room is dustier and louder than it used to be. Replacement runs around the whole contour rather than the length that looks worst, in the gasket profile the system was designed around — not a universal strip cut to fit. We do this on the windows we made and installed.

The honest downside

New seals are not always the cure

A gasket can only seal a sash that closes true. A dropped sash can be adjusted at the same visit; a twisted frame or an opened corner joint cannot, and a new gasket then meets the frame unevenly, so the draught, dust and noise come back along the gap it cannot reach.

Seals also have nothing to do with fog between the panes, which is a failed glass unit, or with water entering around the outside of the frame on a tower, which is usually a facade joint. New rubber in the sash leaves both exactly as they were.

Where damp shows around a window on an upper floor, the joints outside are the likelier cause, and tracing and resealing them from ropes is the repair that stops it. Seal replacement is the right job when a sound frame lets in air, dust or noise along the sash edge.

Three signs point straight at the gasket. You feel moving air along the edge of a shut sash on a windy day. Fine dust settles on the inside sill after a sandstorm although nothing was open. And traffic noise arrives where it used to be muffled. Press a finger along the rubber: a healthy gasket springs back, a spent one stays dented and feels dry and chalky. If the sash rattles or has dropped as well, the hardware wants adjusting at the same visit.

You can, and it is a short-lived repair. A gasket seals because it is compressed evenly the whole way round; splice a soft new length into a hard old one and the joint becomes the leak, usually within a season. The rest of that contour is the same age under the same sun anyway, so it is next in line. We replace by contour, and often by elevation across a building — the west face can need doing while the north face still has years in it.

Direct sun, long summers with a design temperature of 46°C and peaks above 50°C, and airborne sand age rubber far faster than rain and mild winters do, and the same villa can have one facade in good order and another spent. On a service visit we check the gaskets and tell you which elevations are close, so the work can be planned rather than triggered by the first bad dust storm of the season.

Not usually. A gasket is a system part: the shape of the groove and the profile of the rubber belong together, and fitting whatever happens to fit is what produces a seal that soon leaks again.
