Facade repair at height

From the pavement you see a stain, a dark line, or a panel sitting proud of its neighbours. None of those is a defect — they are what a defect looks like from far enough away. At arm's length the same three symptoms turn out to be a cladding bracket that has worked loose, a face sheet deformed by something that struck it, or a junction where the facade meets a window and the detail has opened up: three repairs, three different parts, and only one of them urgent. That is why the elevation is inspected from the rope first and repaired second, and why a quotation written from a photograph taken at ground level is a guess wearing a price tag.

The honest downside

When point repairs stop making sense

Rope access fixes defects one at a time, and it is the right tool while they are scattered. When every descent finds more loose brackets, chalky panels and opened junctions than the last, the facade is telling you the system is ageing as a whole, and paying for repair after repair ends up costing more than dealing with it once.

The work also depends on the weather and the building's routine. Wind stops a descent, the zone below has to be closed while technicians work over it, and residents see people outside their windows; a long list of repairs spread over many descents keeps all of that going for a long stretch.

When defects recur across a whole elevation, a planned recladding — a ventilated facade on a new subframe — is worth pricing against another round of repairs. Rope access remains the right answer for isolated defects on a facade that is otherwise sound.

It can tell us whether the job deserves a survey, and that is the honest limit of it. A telephone picture from the pavement flattens a facade: it cannot show whether a bracket has pulled or a sheet has bowed, whether a joint has split or the sealant has merely gone chalky, or how far the damage runs either side of the part you can see. Each of those carries a different repair and a different part. The survey is the descent itself, and it produces the frames the scope is written from — which is why the price follows it rather than preceding it.

Point work is what the method is for: individual fixings, single panels and trims, flashings, junctions, sealant joints, the occasional unit. The first limit is materials handling — a technician carries what fits on a harness, so anything needing sheets of cladding, long lengths of profile or a platform to work off has outgrown the rope, and the honest answer is a cradle or a scaffold. The second limit is structural. Where the framing that carries the cladding is what has failed, it belongs to an engineer before it belongs to any repair at all.

It depends which layer is bent. Damage confined to the face sheet can often be dressed and made good in place, and from street level the elevation reads flat again. Once the deformation has reached the stiffeners behind the sheet or the bracket carrying it, the panel no longer sits true, dressing will not bring it back, and it is exchanged. The catch on any exchange is the finish: a coated panel that has stood in this sun for years is not the shade that comes off the line today, so matching is discussed before a panel is ordered, not after it is hung.

Buildings keep those files for the next inspection, and that is what makes the next one cheaper: the following survey starts from a record instead of starting from the pavement all over again.
