Glass replacement at height

This is the heaviest thing anyone does on a rope, and it is not a taller version of changing a unit indoors. Standing on a floor, two people take a sealed unit between them and walk it into the rebate. Hanging outside the same opening they have no floor at all: the panel comes up on a line, has to be steadied while the wind pushes on its face like a sail, and then held still long enough to go in square. Weight and sail area, not the floor number, decide whether the exchange happens on ropes — past a certain size the glass arrives by cradle or crane and the rope work is the survey, the removal and the sealing around it. The replacement unit itself is built in our own Dubai factory to the specification taken off your frame.

The honest downside

Before you replace a pane like for like

A new unit made to the old specification can fail the same way. If the pane cracked from heat stress — a tinted or coated sheet with its middle in sun and its edges in shadow — or because the frame around it moves, an identical replacement is likely to crack again, and the specification may need heat-strengthened or laminated glass instead.

Rope work is also bound to the weather. A breeze that would not stop other work at height is enough to halt glass handling, so dates move, and the closed zone below stays closed until the unit is in.

Where the original was toughened glass on its own, a laminated build keeps any future crack in the frame instead of over the pavement. Replacing like for like is still right when the break had a clear outside cause and the original specification suited the opening.

Frequently asked questions

No, and height is not what settles it. What settles it is the mass of the glass and how much of a sail it makes. Two technicians hanging outside an opening can control a panel up to the point where its own weight, or a gust against its face, is more than they can hold steady while it is offered into the rebate — and a large or laminated unit reaches that point sooner than people expect. Beyond it the panel is delivered by cradle or crane and the ropes do what they are good at. Which of the two your opening falls under is answered by the assessment, not by the enquiry.

That depends on what the glass is. A laminated pane holds on its interlayer and can wait for a properly planned repair. Toughened glass does not fail politely — a crack in it takes the entire pane at once, and on a facade that means glass leaving the opening above a public pavement. So the first move is containment rather than replacement: the pane is secured so nothing can travel, and the zone underneath stays closed until it is out. Which of the two you are looking at is read off the edge of the unit during the assessment.

Sometimes, and it is always worth checking, because working indoors takes both the wind and the rope out of the job. It comes down to which side the glazing beads sit on. A window beaded internally lets the unit come out into the room, and then it is an ordinary indoor exchange. Curtain walling and most fixed facade panels are glazed from outside and pressed against the frame from there, so the only way at them is the way they went in. The frame answers this question; the floor number never does.

It does, and this is where a tower differs from a single villa window. A high-rise reads as one surface from the street, and coated glass carries a colour and a degree of mirroring of its own, so a unit that performs perfectly but sits a shade greener than its neighbours stays visible from the far side of the road for the life of the building. The coating, the tint and the make-up are therefore matched to the units already up there and to what the facade drawing calls for. Where an original coating is no longer manufactured, the closest available match is put in front of you before anything is ordered.
