Al Barsha went up quickly and largely in one stretch, so its window problems arrive on a schedule. The aluminium that went into villas and mid-rise blocks in that period has no thermal break in it: the metal runs straight from the hot outer face to the cold inner one, the air conditioning argues with it all afternoon, and in humid months water collects along the frame and runs down onto the sill. Because the frame is a single piece of metal from the outer face to the inner one. With the air conditioning on, the inside face is chilled, humid room air touches it and gives up its moisture on the metal — the same thing a cold glass does on a table. A thermally broken profile puts an insulating bar between the two halves, so the inner face stays near room temperature and there is nothing cold left for the air to condense on. It is a construction fault rather than a maintenance one, which is why no amount of sealing the old frame ever cures it.
If the complaint is heat or water on the frame, changing the glass alone moves the problem rather than solving it, because the aluminium is still bridging the wall. If the complaint is a unit that has gone cloudy, or noise, and the frame itself is sound, then a glass unit change is the honest answer and we say so. The survey is where that gets decided, and we would rather quote the smaller job than sell a full replacement that does not earn its keep.
Yes, and it works out better that way: one delivery, one crew and one set of dates instead of five. Flats in these blocks repeat, so the survey mostly confirms what the first one showed, and the units can be sequenced around whoever is living in them so an occupied flat is not opened up on someone else's convenience. The building's management hears the dates once rather than five times, which also makes the access easier to arrange.
In most cases the front comes out and goes back the same night. We survey with the shutter down, prepare everything off site, and the crew works after trading hours; a temporary hoarding goes up only if the opening genuinely has to be left overnight. What decides the plan is not the glazing but the size of the panes — a wide fixed light needs a route in from the service corridor, and that gets checked before any date is promised.
