Windows on Palm Jumeirah

On a frond there is no back of the house. Water lies in front of the plot and again behind the row, the wind turns through the day, and so every elevation is a seaward elevation — there is no sheltered side to quietly specify down. The second half of the job is scale: a house here is bought for the beach in front of it, and the wall facing that beach is usually a run of lift-and-slide doors rather than a window. Those leaves are heavy and they land on a threshold at sand level, and both facts drive the hardware far more than the profile does.

Frequently asked questions

On a frond, yes, and it is worth understanding why before paying for it. A villa on the mainland has a sheltered elevation you can specify down; here there is water in front of the plot and water again behind the next row of houses, and the wind swings through the day, so the street side breathes much the same air as the beach side. Where we do separate the rooms is in the glazing rather than the metal — a west-facing living wall gets a different unit from a shaded bedroom.

The honest limit is weight, not width. A leaf is a slab of insulating glass carried in an aluminium frame, and everything downstream is sized from that weight: the rollers, the track, the locking points and the effort your hand feels. Very wide openings are usually divided into more leaves, or given a motorised drive, rather than pushed towards one record-sized panel that nobody in the house enjoys moving.

Not if it is detailed as a drained threshold rather than merely a low one. Inside, the floor stays level with the terrace; under and outside the track there is a chamber and a fall that carry water away, and brush seals stop most of the wind-blown sand before it reaches the rollers. What genuinely causes trouble is a flush threshold laid into a terrace that slopes back towards the house, so those levels are taken at the survey.

The same kind of file a tower asks for, adapted to a villa plot: a no-objection request describing what changes on the outside, our trade licence, the hours we may work, and how materials come in and rubbish goes out through the gate. The part they read closely is anything that alters the look of the elevation — a frame colour, a new opening, a change in how the glass reflects — so we prepare it alongside the drawing rather than after it.
