Double glazed units

Two panes held apart by a spacer bar, dried from the inside and sealed the whole way round the edge. That assembly, not the glass on its own, is what an air-conditioned room is really buying: the sealed cavity slows the heat crossing the window, and the coating on the panes decides how much of the sun ever reaches the cavity. In this climate the coating does the heavier half of the work, which is why we set the build-up per elevation instead of counting chambers. Units are assembled in our own Dubai factory to the sizes taken off the survey.

The honest downside

What a standard double glazed unit does not do

A plain unit with two clear panes of equal thickness has limits worth knowing. Against a motorway or a building site it helps less than people hope: identical panes resonate together, and the traffic comes through as a quieter copy of itself. On a west wall in the afternoon, clear glass alone does little against the sun — that work belongs to the coating.

A sealed unit cannot be opened, either: if the edge seal gives way, it mists between the panes where no cloth reaches, and is replaced whole. Between two air-conditioned rooms it has no heat to stop, and a single toughened or laminated pane is lighter and slimmer.

If noise is the reason for new windows, choose an acoustic build-up with panes of unequal thickness instead. A double unit with the right coating remains the sensible choice for most outside windows of an air-conditioned home, where heat is the problem and the street is quiet.

Frequently asked questions

A third pane is aimed at a winter the UAE does not have. It works on the temperature difference across the glass, and it pays for that with weight on the hinges, depth in the frame and a heavier sash to carry. The heat here arrives as sunlight falling on the pane rather than as cold pressing against it, and sunlight is turned back by the coating, not by another chamber of still air.

A desiccant — a granular drying agent sitting in the hollow channel of the bar. The fine perforations along the inner face let the sealed cavity air reach it, so whatever moisture was shut in at assembly is taken up and held. That is the whole reason a healthy unit stays clear on a humid morning: the air between the panes has nothing left in it to condense.

The two seals do different jobs. The inner band of butyl pressed against the spacer is the vapour barrier — it is what keeps humid coastal air from working its way into the cavity. The outer sealant filling the recess along the edge is structural: it bonds the panes to the spacer and holds the sandwich together through wind load and the daily heat cycle. Lose either one and the unit mists from the inside.

It is worth having, but it is a refinement rather than the decision. Argon is heavier and slower-moving than air, so a little less heat crosses the cavity by convection. In a climate where the problem is radiation through the glass, the coating and a sound edge seal change far more than the gas does. We price it as an option and say plainly what it will and will not do for the room.
