The community was built to a set of villa types, so the openings repeat from street to street and the survey usually confirms what we already expect to find. Two jobs come round again and again: taking out the aluminium the house was handed over with and setting thermally broken frames in the same holes, and glazing the shaded patio at the back so it becomes a room the family can use in July. What the street sees is governed by the community's design code, which is why the front stays as it was drawn while the changes happen on the garden side. Nothing here is above two storeys — material comes in through a side gate on a trolley rather than on anything with an engine.

Frequently asked questions

Usually yes, and it is the most common change asked for here. Rules of this kind exist to protect what is visible from the street and from the neighbours — the colour of the frames, the sightlines, the roof line and the way a run of houses reads together. A patio at the back of the plot sits behind all of that. What still has to be agreed beforehand is the frame colour, the height of the new glazing and whether the structure attaches to the villa, so we put that submission together alongside the drawing and it is approved before anything is cut.

The question is where the heat and the dust get in, not whether the sash still works. A villa handed over with single glazing in an unbroken aluminium frame conducts heat straight through the metal into the room and collects condensation on the inside face once the cooling is running hard, and the seals go hard after years of sun. Replacing only the glass unit fixes half of that at best. What actually changes the room is a thermally broken profile with fresh sealing contours and a solar-control unit on whichever sides take the afternoon.

It never is. The house is done opening by opening — a frame comes out, the new one goes in, is fixed, sealed and made good, and that room is closed again before the crew moves on. A typical family villa runs over a few working days that way. The doors between rooms stay shut, the air conditioning keeps working in the rest of the house, and nobody is asked to move out or empty a floor.

Rarely. The front takes whatever the design code sets for colour and division and is often the shaded, street-facing side; the garden elevation is where the glass gets larger and where the sun lands late in the day. So the specification splits — solar control and bigger units at the back, matched appearance at the front, insect screens wherever a door is actually used onto the garden. It is one quotation, but not one product repeated round the house.
