The awkward part of specifying glass in a district still being built is that the view out of the window is temporary. A plot facing open sand today faces a building in a couple of years; the elevation baking now may end up in somebody else's shadow, and the quiet bedroom may end up over a road that has not been laid yet. None of that is a reason to wait — it is a reason to buy shade you own instead of shade you are borrowing from a vacant plot. Frequently asked questions

For both, and they are less contradictory than they sound. The elevations that are exposed today get glass that can handle it; the elevations that may be built out later get glass chosen so that the room is still pleasant when the light drops, which mostly means not over-tinting a window that will spend its second decade in shade. Where a plot in front of you is clearly going to be built on, we say so on the drawing and specify accordingly, instead of pricing you for a permanent desert view that nobody is promising.

There is no advantage in waiting and one real disadvantage. Construction next door is exactly when you want windows that seal properly — the dust, the grinding and the noise all arrive during the build, and old frames are what let them in. Nothing about the specification changes once the neighbour exists, so ordering now buys you the protection during the worst period rather than after it. The only thing we adjust is access: the delivery is booked around whatever is happening on the shared road that week.

It can, but it is a different sort of job. A coating chosen at the order stage costs nothing extra to fit, because it is inside the unit you were buying anyway. Fins, louvres or a brise-soleil added afterwards are fixings into a finished facade, they change how the building looks from outside, and that usually means approval before anyone drills. If there is a chance you will want them, the sensible move is to say so now so the frame is drawn with somewhere to fix them.

It can, and this is the one thing worth guarding while the district finishes. Ordinary sand washes off. What does not is cement dust that has been rained on and set, and the fine hot particles thrown off by grinding and cutting nearby, which land on cold glass and embed themselves in it — that is permanent, and no cleaning removes it. New glazing near active work stays covered until the noisy trades are finished, drainage slots are cleared before handover, and we would rather leave protective film on for another month than hand you an etched pane.
