A villa here stands with water on more than one side, and that takes away the back of the house. On an ordinary plot the good glass faces the garden and the modest glass faces a fence; on an island every elevation is looked at — from the walk around the lake and from the villas across the water — so there is no plain side to leave alone. The practical consequence is light: glare comes off the water as well as out of the sky, and it arrives at different hours on opposite elevations. The plot edge is the water itself, so where a lorry stops, where glass is set down and where the crew stands are decided at the survey rather than on the day.

Frequently asked questions

It calls for the elevations to be treated separately, which is not how a house is usually glazed. Light bouncing off a lake arrives low and from below, at hours when the sky itself is not the problem, and it lands on the elevation facing the water rather than the one facing the sun. So the specification is set side by side: a solar-control coating where the reflected light comes in during the afternoon, a lighter unit where the view matters more than the load, and external shading only where the geometry makes glass alone insufficient.

By choosing where the screening sits rather than by darkening the glass. Houses across the water look straight into the rooms nearest the bank, which are usually the living room and the majlis with the largest panes in the house. A reflective unit solves that by day and then reverses after dark, when the lit room becomes the display — so privacy is handled behind the glass, with recessed blinds or a screen in the reveal, while the glazing itself is chosen for the sun. Where the majlis is the exposed room, it tends to be specified apart from the rest of the house.

It reaches part of it. The bridge and the island road decide what can come in at all, and the bank behind the villa is not ground that heavy plant is set down on, so the water elevation is normally worked from inside the house or off the terrace with lifting frames. That is settled at the survey — which panes come through the house, which are set from the terrace, and where the lorry waits while it happens. Panel sizes are then agreed against that plan instead of being fixed first and solved afterwards.

The metal is not the problem; the temperature of the frame is. Air off the water carries more moisture, and an unbroken aluminium frame chilled by the cooling behind it will collect that moisture along its inner face. A polyamide thermal break keeps the inside of the profile warmer, which is what stops the dew forming there, and drained, vented chambers give anything that does condense a way out. The fixings and hardware are then specified for the exposure so nothing is left sitting wet.
