Al Raha Beach is water and low-rise together: apartment blocks and townhouses along a canal, with balconies that look straight at it. The humidity that comes with that is what most enquiries are really about — a hard-cooled room on one side, damp canal air on the other, and an aluminium frame without a thermal break carrying the cold straight through, so on a still morning the outer face of the frame runs with water. The resident sees a wet window rather than a specification problem. The second factor is that the elevations face each other across the water, so privacy is decided by where the screening sits rather than by darkening the glass. Because part of the frame is colder than the air touching it. The room is cooled hard, the air off the canal is warm and full of moisture, and an aluminium profile without a thermal break conducts the room's cold straight through to its outer face. On a still, humid morning that face drops below the dew point of the outside air and water forms on it, exactly as it does on a cold glass left on a table. A polyamide bar inside the profile separates the two halves, so each stays close to the air on its own side and neither gets cold enough to sweat. Drained, vented chambers let anything that does form run out instead of sitting in the section, and a tight sealing line keeps the damp air out of the room.

By putting the screening behind the glass. Buildings face each other across the canal, so the rooms nearest the water are the ones that are seen into, and a reflective unit only works by day. After dark it reverses: the lit room becomes the display and the water outside becomes the mirror. So the glazing is chosen for the sun and the glare that comes off the canal low in the morning and evening, and the privacy is handled with blinds or a screen in the reveal, which you can control by the hour instead of living with a permanently darker room. Where a balcony is glazed, the same rule holds: a clear unit with screening inside it, not a tinted one that makes the balcony read as a black box from across the water.

It controls the appearance and the access, not the specification. A managed waterfront community keeps its elevations consistent, so the frame colour and the way an opening reads from outside are agreed rather than chosen freely, and working hours, lift use and delivery routes are set by management rather than by us. We take both sets of rules at the survey and draw against them from the start, because a drawing that has to be resubmitted pushes the factory slot back with it. None of it prevents a proper thermal break, drained frames or the glass unit the elevation needs; those sit inside the profile and are invisible from the water. What the rules do decide is the finish and the geometry, and that is settled before anything is cut.

It depends on what is there, and we say which of two cases it is at the survey, in writing, before anything is quoted. If the frame is straight, the hardware still carries the leaf and the trouble is stiffened gaskets, a misted unit or a track that no longer drains, that is a service job and costs far less than replacement. If the profile has no thermal break and the outer face sweats every humid morning, no amount of servicing will change that, because the cause is in the section itself, and the honest answer is a new frame. A balcony on the canal side also takes the reflected light and the damp air first, so it is usually the elevation where the difference between the two cases shows earliest.
