Almost always because the house is pointing a different way. The two plots were built from the same drawing, but on these streets that drawing gets rotated, so your living room can take the full weight of the afternoon while theirs sees it for an hour in the morning. Sun at the start of the day arrives low and leaves quickly; sun in the second half of the day arrives high, stays, and goes on heating the room through the evening because the walls have stored it. That is why we take a bearing in each room rather than reading the floor plan, and why the same window is not the right answer on both sides of one house.

No, and spreading it evenly is usually the worst way to spend the money. A solar-control unit earns its place on the elevations that actually take the sun; on a shaded face it buys you very little and slightly dims a room that was already dark. We would rather put the strong specification where it works and a plain unit where it does not, then show you on the drawing which window got which. If a room is borderline, the deciding question is when it is used — a bedroom that is empty all afternoon is not the same case as a living room.

It changes the hardware more than the glass. A window in a rented home is opened and shut by people who did not choose it and will not baby it, so handles, hinges and rollers are picked for that rather than for the lightest touch, and everything that wears is a part we can change later without taking the frame out. It also changes the paperwork: we keep the drawing, so when a sash is damaged in three years the replacement is made to the recorded size instead of starting with a fresh survey.

Start with the elevation that takes the afternoon and the rooms behind it, then work round. The gain is largest where the sun is strongest and the room is occupied at that hour, which in most of these houses means the upstairs bedrooms and whichever living space faces the worst direction. What we ask is that the colour, the profile and the sightlines are settled at the first phase, because a second phase a year later has to match the first one from the street, and matching is far easier when the decision was written down than when it is reconstructed from a photograph.
