Fire-rated windows

A fire-rated window is not an ordinary window with special glass in it. It is a certified assembly — a particular frame, a particular glass build-up, particular fixings and a particular way of sealing it into the opening — tested together and approved as one thing. Change any part of it on site and the certificate stops describing what is actually in the wall. That is why these openings are specified by the project's fire consultant and signed off by the authority, and why our part is to supply and install precisely what the approved drawing shows.

The honest downside

When a fire rating is the wrong thing to ask for

A fire-rated assembly is heavier, deeper in the frame and far more restricted than an ordinary window. Sizes, finishes, tints and coatings are limited to what was tested together, most units are fixed, and an opening version is a separate product with its own gear. None of that is a flaw — it follows from an assembly that has to match exactly what is in the wall.

Repairs follow the same rule. A cracked pane is replaced like for like from the same tested set, not with whatever glass is to hand, which makes it slower and dearer.

If nobody has asked for a rating and the real worry is someone breaking in or falling against the glass, an ordinary window with laminated glass does that job with less weight and cost. Fire-rated glazing is the right answer where the consultant's fire strategy requires it — and only there.

Frequently asked questions

No, and be wary of anyone who does it over the phone. The rating for a given opening falls out of the building's fire strategy — where the compartment lines run, what the opening looks onto, how the escape route is arranged — and that is the consultant's and the authority's call, recorded on approved drawings. Our work starts once the requirement exists: we select an approved system that meets it, produce shop drawings, and install what was signed off.

Different problems entirely. Safety glass is about what happens when a pane breaks: laminated glass holds the fragments, toughened glass crumbles instead of forming shards. Fire-rated glass is about holding a barrier while a fire burns on one side of it, which is a job for a build-up with a reactive interlayer sitting in a frame designed to keep its shape in heat. A window can be both, and along an escape corridor it usually has to be.

Some approved systems include an opening leaf, most are fixed, and it depends entirely on what was tested. Hardware, closing mechanism and seals are all part of the certified assembly, so an opening version is not something we add to a fixed one — it is a different product from the same range. Where the design needs a barrier and ventilation in the same room, that is normally solved elsewhere in the layout.

Around escape routes and shafts, on openings facing a neighbouring building across a narrow gap, between a villa and an attached garage or plant room, and in commercial fit-outs where a tenancy is separated from a common corridor. In residential towers the requirement usually sits with the building rather than with the individual flat, so if somebody tells you your apartment needs it, ask to see the drawing that says so.
