Shopfront glazing

A shopfront is a display, an entrance and a closing line at once, and it has to be detailed as all three. Wide panes so the merchandise reads from the walkway, a door that will be pushed and pulled from opening to closing, and a line the tenant can lock at night. Retail work in the Emirates is also a timetable problem more than a technical one: the unit sits inside a live centre with a landlord's shopfront zone to respect and fitting hours that begin after the shutters come down. We build to the drawing the mall signed off, and we install when the centre lets us through the service door.

The honest downside

Where a shopfront needs more than glass

On a street unit, the door is where the cooled air leaves. A hinged leaf that swings open for every customer, or is wedged open on a busy afternoon, lets heat and dust straight onto the trading floor, and the cooling runs harder for it.

Wide clear display glass has its own costs. Facing the afternoon sun it heats the shop floor, reflects the street so strongly that the display is hard to see, and fades whatever stands in the window. Overnight it is also the easiest line into the shop unless the glass and the closing line are specified for it.

Where the footfall is heavy and the entrance faces the street, an automatic sliding door keeps the cooled air in far better than a hinged one. A manual door remains a sensible choice where the traffic is light and the entrance is shaded.

In a mall, usually yes, because the work happens when the centre is shut. The old front comes out, a temporary hoarding stands for the hours in between, and the new one is planned to be glazed and made secure before the doors open again. On a multi-bay front it is done a section at a time over consecutive nights. A street unit is different: there the constraint is a permit and a pavement, not a shift pattern.

Usually the door — and rarely the glass. A retail entrance is worked harder in a month than a house door is in a year, so the closer, the pivots and the bottom patch are the parts that wear. On street units grit makes it faster: sand gets under the threshold, works into the pivot and grinds it. Specifying the door gear for the footfall, and adjusting it once a year, is most of the maintenance story.

Because a clean full-height pane is invisible until somebody meets it. A line of frosting, a band of vinyl or a graphic at eye height makes the glass readable while leaving the display open, and many centres ask for something along those lines in their tenant manual anyway. It is worth designing it with the branding rather than adding a strip of tape after the first incident.

Yes, and it is the gate everything else waits behind. Centres set a shopfront zone, a limit on how far anything may project past the lease line, and rules about materials, lighting and the closing line. We prepare the drawing, submit it, take the comments and adjust — and only then does anything go into production, because a front made before approval is a front made twice.
