Veranda glazing

A veranda already has a roof, and that single fact separates it from the things on either side of it. A terrace is open to the sky, so glazing one means building a cover as well as walls. A conservatory is a new room designed from the first sketch to be cooled. A veranda sits between them: covered, attached to the house and not conditioned — which makes glazing it a job about shade, blown sand and insects rather than about climate. The roof also decides the shape of the work. Its columns and beams are already standing, usually laid up by a mason rather than machined, so the glazing is an infill between them and their spacing sets the panel split rather than the other way round.

The honest downside

What a glazed veranda will not become

A glazed veranda is a sheltered outdoor space, not a room. With single toughened glass and no thermal break, it cannot sensibly be air-conditioned, and in high summer it is left alone like the rest of the outside of the house.

It also keeps the veranda's roof and columns as they are. The panels are split to the mason's spacing, the low morning and afternoon sun still comes in sideways under the eaves, and the space is only ever as cool as the roof above it.

If the aim is a room the family uses all year, a conservatory designed for cooling from the first sketch is the right product, even though it is a bigger job. A glazed veranda is the better choice for the evenings and the cooler months, out of the wind, the dust and the insects.

Not while the veranda stays what it is. A thermal break earns its money when there is cooled air on one side of the frame and UAE heat on the other; on a covered but unconditioned space there is no chilled surface to protect, nothing for condensation to form on and nothing worth paying for. Simple sections, single toughened glass and decent seals do the job and keep the framing slim. The moment the brief changes — a split unit on the wall, the space thrown into the living room — that answer changes completely, and it is very much cheaper to say so before the frames are made.

A terrace is open to the sky, so enclosing one means providing a cover as well as the walls, and once there is glass overhead the whole conversation turns into a conversation about the midday sun. A veranda has its cover already, which takes the hardest part of the heat off the table and leaves the low morning and afternoon sun coming in sideways under the eaves. So the glass specification matters rather less than what is done at the two open ends, and the work is an infill between structure that exists rather than a new structure of its own.

A conservatory is designed from the beginning as a cooled room: its own structure, a glazed roof, insulated units, sealed junctions and a cooling load worked out for a glass box rather than for a floor area. A glazed veranda is not attempting that, and pricing one as though it were is how people end up disappointed on both counts. What a veranda buys is the shoulder seasons — a space out of the wind, out of the dust and out of reach of the insects, used from the evening into the night for most of the year and left alone in high summer, like the rest of the outside of the house.

It is normal, and it is why every bay is measured on its own. A veranda is usually built in blockwork and render by hand, so the columns are close to plumb rather than plumb, no two bays are identical, and the roof over them moves a little between a February night and a July afternoon. The panels are therefore made to measured openings rather than to one repeated size, the head detail leaves a gap so the structure above never comes to bear on glass, and the trims are chosen with enough tolerance to absorb what the survey found without looking like packing.
