Balcony glazing upgrade

Replacing what the developer left on a balcony is a different job from closing an open one. The opening is already decided — the soffit above, the returns at the sides, the parapet capping beneath — and so are the fixings, sitting in that perimeter under years of old sealant. In almost every tower the elevation is not yours to alter either, so the picture from the pavement has to come out the same as it went in. What is left is everything behind that picture: the system, the seals, the glazing unit, the hardware, the drainage and the way it opens. Those are precisely where the original savings were taken, which is why an upgrade that changes nothing visible can change how the balcony behaves.

The honest downside

When replacing the balcony glazing is not the answer

An upgrade keeps everything the building decided. The opening stays the same size, the colour and tint follow the neighbours, and the panels follow the line they followed before — so if what you really want is a wider view or a different look, a like-for-like replacement will not deliver it in most towers.

It is also a bigger job than some complaints need. A track that grinds, a leaf that has dropped or a whistle in the wind often comes from worn rollers, gaskets and brushes rather than from the frame itself, and those parts can be changed without cutting anything out.

If the frames are straight, the profile is sound and the problem is wear, replacing the seals and running gear is the quicker and cheaper fix. A full upgrade is worth it when the profile has no thermal break, the balcony is being cooled, or the system itself was the saving.

Usually nothing that was wrong on handover day. It was bought to a budget, in a package covering hundreds of identical balconies, so the savings were taken where they do not show: thin sections, an unbroken profile, plain rollers, ordinary gaskets, a sealant line doing the work a designed seal should do. None of that is visible from the flat and all of it is what you notice a few summers later — a track that grinds, a leaf that has dropped, a whistle in the wind, water on the frame the first time the balcony is properly cooled. The upgrade is aimed at exactly those things.

In a tower, almost certainly. The elevation is common property and the management company judges the result from the pavement and from the balconies either side, so the colour, the glass tint, the visible width of framing and the line the panels follow are set by what is already there. That is less restrictive than it sounds, because nearly everything an owner is unhappy about lives behind the appearance. The two routes are also treated differently: a like-for-like replacement — the same picture, a better product — still needs the management company's NOC, but it is judged on whether it matches; changing the look is a change to the facade, which always needs approval and can be refused.

Because the frames you are matching have been in this sun for years. A new frame made to the original colour reference can sit beside them looking obviously new, which is the very thing a management company objects to. Matching what the neighbouring frames look like now, rather than what they looked like leaving the factory, is what gets the approval and stops one balcony standing out along the elevation. So we take samples up, hold them against the frames on either side in daylight, and choose the powder coat from that rather than from a book.

Usually part of a day, and the job is planned so that the flat is not left open overnight. The old frame comes out, the perimeter is made good and the new one goes in and is sealed within a single visit, because a flat should not be left open to weather, to dust or to the drop. In practice that means the door into the flat is sealed and protected before anything is cut, a barrier stays across the edge for the whole time the glazing is off, and the debris goes down the service lift rather than through the corridor. It also means the day is planned so that nothing is started that cannot be finished.
