Al Furjan

The plots in Al Furjan sit close together, and it is the side of the house that pays for it. On the street and garden elevations the brief is what you would expect — light, a view, keeping the afternoon out — but the side windows look at a wall a few paces away or, worse, straight into the neighbour's matching window. Owners deal with that by shutting the curtains and leaving them shut for years, which quietly costs them the daylight and the ventilation they paid for at handover. There is more to do about it than most people realise, and none of it involves giving up the glass.

Yes, because the two are separate properties of glass. Light passes through obscured glass almost as freely as through clear glass; what it loses on the way is the image. A satin or fluted pane scatters the picture into a glow, so the room stays bright and nobody outside can resolve anything behind it. Compared with the closed curtain that is doing the job today, the room gets dramatically lighter, not darker. Where the view matters as well, the usual arrangement is obscured glass at eye level and clear glass above it, so you keep the sky.

It is the crudest answer and rarely the best one. Where two openings line up, the more elegant fixes are geometrical: move the opening light to the other end of the frame so the two sashes no longer swing into each other's line, set the new glass in a deeper reveal so the angle of view is cut, or replace a wide low pane with a tall narrow one that lights the room from above head height. We look at the pair of windows together at the survey and say which of those the wall will actually allow.

Less than people expect, and much less than the alternatives they have already tried. What makes a room feel closed in is the absence of light and the absence of moving air, not the absence of a view of a neighbour's downpipe. The mistake to avoid is treating obscured glass as a reason to make the pane fixed — a room still has to breathe, so we keep an opening light or a top vent in the frame even where the whole thing is obscured.

It can be done, and occasionally it is right — a window into a boundary wall a metre away with a bathroom behind it is not doing much for anyone. But it puts the whole burden of light and ventilation for that room onto whatever else it has, and in these houses that is often nothing. We would rather change what you see through the opening than lose it. If you do want it closed, it is masonry work as well as glazing, and it belongs in the drawing before the frames are ordered rather than as a decision on the day.
