The Springs

The Springs is built from a small number of townhouse and small-villa types set in rows around the lakes, so the same opening turns up in house after house. We hold drawings for most of them, which is why a survey here tends to confirm rather than discover, and why an order can go into the factory as a batch instead of a one-off. When one house on a row is done the neighbours often follow, and several addresses go out on the same delivery run. The constraint is the street rather than the plot: narrow frontages, cars parked close and neighbours within earshot, so the noisy hour of the day is booked rather than assumed.

Frequently asked questions

Often yes, and it is the quickest route there is. If the houses are the same type and neither has been altered, the opening sizes, the division of the sashes and the fixing detail carry straight across, so the survey becomes a check rather than a fresh set of measurements. What we still take on site is what a drawing cannot know: whether a previous owner changed an opening, how the reveal was finished, and which way each room faces. Two identical houses on opposite sides of a row do not get the same glass, because the sun does not treat them the same.

The outside of it does. A terrace of townhouses was drawn as a single elevation and the community keeps it that way, so the frame colour, the position of the divisions and the general sightline are expected to carry along the row. Inside that boundary, what cannot be seen from the pavement is yours — the glazing unit, the hardware, the opening type, the screens. The specification can therefore differ house by house while the street still reads as one building.

It helps everyone when they do. Identical frames are cut and glazed in the same production run, the delivery arrives on one lorry, and the crew moves from door to door instead of coming back into the community twice. The street is disrupted once rather than repeatedly, and only one access and unloading arrangement has to be agreed. Each house is still surveyed, drawn, quoted and handed over on its own.

The loud part is short and it is planned. Cutting out an old frame and drilling the fixings is the noisy hour or so per opening; the rest — setting, packing, sealing, adjusting — is quiet work. We keep that stretch inside the hours the community allows, park where the crew has been told to park, and take the old frames and glass off the street with us rather than stacking them against a wall until the end of the job.
