More of our work in Umm Suqeim starts on a building site than in a finished house. The villa streets running down towards the beach beside the Burj Al Arab are full of houses being taken back to the frame, given another floor or opened up towards the water — so the opening we are quoting often does not exist yet. It is a line on the architect's drawing, and the frame is made to that line rather than to a hole we can measure, which means the tolerance has to be agreed with whoever is building the wall. After that we are inside somebody else's programme, where block work, plaster, marble and the first fix of the air conditioning all want the same week.

Yes, and that is the usual case here. We work from the architect's drawing and issue a shop drawing stating the structural opening we need, so your builder has a written size to build to instead of us turning up afterwards and discovering what was made. The dimension is then confirmed on site once the block work is up and the plaster thickness is known, before anything is cut in the factory. It is the one point in a rebuild where an afternoon spent checking saves a fortnight of remaking.

After the structural opening is finished and before the wet trades close in around it. Frames set before plastering let the render run onto the frame and the joint be formed properly, and that detail decides whether the head of the window stays dry in the first rain. Then we protect rather than leave: the frames stay covered while marble, paint and ceilings are done, and the covers come off at handover.

Usually, yes. A ground-floor window sits behind a boundary wall, a garden and the houses opposite; the same window one storey up meets wind off the sea and sun that nothing blocks. The structural calculation is done for the actual height and orientation rather than for the house as a whole, the glazing is chosen for that elevation, and wide openings are split where a single sheet could not be carried up and set safely.

We prefer to. Dimensions, delivery dates and the sequence with the plasterer are things the site knows before anyone else does, and routing them through the owner adds a day to every question. We take our own measurements rather than accept a list, so responsibility for the fit stays with us, and the owner is left with the drawing and the finish choices instead of the site chatter.
