On a villa the difficulty that dominates a tower job simply disappears. There is no service lift to book, no corridor to turn a pane in and no neighbour's floor to protect: a crane stands on the driveway and sets the panel down beside its own opening. What takes its place is the ground. A pane at garden level lives with sprinklers throwing mineral-laden water across it every morning, with sand that arrives along the paving rather than out of the sky, with a low sun that reaches right across the floor because nothing overhangs it, and with a threshold that has stone, falls and a drainage line on the far side. The engineering moves from getting glass up a building to what happens at knee height.

The honest downside

Before you open the ground floor to the garden

At garden level, a wall of glass is also the easiest way into the house. Large clear panes and sliding leaves with a single lock are the weak point of a villa that stands empty through the summer, and the security has to be built into the glass and the hardware rather than added afterwards.

Privacy changes too. In most communities the neighbours' upper floors look straight down onto the garden, and a lit ground floor behind full-height glass is on view every evening.

If the villa stands empty for long stretches or sits close to its neighbours, security glazing with laminated glass and locking around the whole leaf belongs in the plan from the start. Panoramic glass at garden level is the right choice where the plot is private and the house is lived in all year.

Nearly always, and for one reason: the route. A crane on the driveway removes the lift, the corridor and the turning circle in one move, so the limit becomes where the machine can stand, what it can reach and what it is permitted to swing over. That is worth settling early, because it is the one constraint that gets worse as a project finishes — a compacted driveway a crane could have stood on in the spring is a laid stone terrace by the autumn. We walk the lift and the swing path at the survey, and if the garden is going in first we agree in writing who moves what.

Irrigation water is not rain. It carries dissolved minerals, and a fine spray landing on hot glass dries where it lands and leaves them behind. Repeat that every morning through a season and the deposit stops rinsing off; it has to be taken off, and taken off impatiently it takes the coating with it. The remedy is unglamorous and it works: turn the nearest heads away from the glass line or move them, and rinse the bottom of the panes down when the garden is watered. It costs nothing beside restoring a pane that has been left to it for two summers.

By shading it, because the sun does something here that it does not do higher up. It comes in low in the early morning and the late afternoon and lands on the floor and the furniture rather than on a sill, and there is nothing above the pane doing the work that the balcony of the flat above does for an apartment. So the shade has to be built rather than borrowed: a deep reveal, an overhang, a pergola, a tree in the right place, with the glass then specified for what each run actually faces. Cooling that only reaches the middle of the room will not rescue an unshaded elevation.

It comes along the ground instead of out of the air, so it gathers where the glass meets the paving rather than on top of the frame. That puts the bottom track and the threshold in the front line: an open channel that can be swept and rinsed keeps working, and a sealed one silts up quietly until something stops sliding. It also means the outer face is lightly scoured by every windy day at the height a person stands, which is one more argument for keeping the lower panes reachable from the terrace with nothing more than a hose and a squeegee.
