Tall motorised aluminium sliding leaf travelling open in a Dubai villa living room, the drive concealed in the ceiling above the track, terrace and pool beyond

Motorised doors

Putting a drive on a sliding door does not change what the door is; it changes who is responsible for stopping it. A person leaning on a heavy leaf feels the instant it meets something and eases off. A motor feels nothing — it carries out the command it was given until its controller works out that the load has climbed higher than it should. So the specification turns on three things that have almost nothing to do with the leaf itself: a supply that reaches the head of the opening, a track laid straight and level enough that the drive sees a steady load from one end of the run to the other, and an agreed answer to the question of what the door does when something is in the way. This is the heavy panoramic leaf somebody opens on purpose, not a shopfront that opens at the sight of a shoulder.

  • a deliberate command what starts it
  • load climbing how it finds an obstacle

Advantages of working with us

  • In-house production

Windows, doors and glazed structures are made at our own factory in the UAE. Manufacturing takes 3–5 weeks from the survey, and the dates are written into the contract.

  • Room measurement

After a free consultation, an engineer comes to measure within 48 hours and answers the technical questions on site — openings, profile, glass and hardware.

  • Delivery of products

We deliver with our own transport across Dubai and all Emirates, and the installation date is agreed in advance so the crew arrives with the finished units.

  • Installation on site

A "clean" installation is carried out – all construction debris is removed, and dust and dirt are cleaned. Work can be conducted with or without your presence. The date and time are discussed individually.

  • Guarantee

The structures we make and the installation our crews carry out are covered by one warranty under one contract. The profile system also carries the manufacturer's warranty — up to 20 years, depending on the system.

  • Service

Warranty cases are handled by the same crews that did the installation: send the address and photos, and in most cases we can say before the visit whether it is an adjustment, a gasket or a glass unit.

Settled before a leaf is motorised

  • Supply route agreed while walls are still open A drive cannot be fed afterwards neatly
  • Track straightness treated as a safety matter A motor pushes on where a hand would stop
  • Response to resistance chosen and shown working Demonstrated at handover, not described
  • Controls fixed where the room is used Switch, remote or key, decided with you
  • Behaviour on a power cut agreed in advance Parked, held, or free to be pushed
  • Service access built into the head cover The unit comes out without opening a ceiling

The honest downside

What a motor does not solve

A drive adds power, wiring and a controller to a door, and all three have to be planned while the walls are open. Asking for one after the ceiling and reveals are finished means chasing and making good, or giving up the hidden head detail that made the door worth motorising.

A motor also depends on things a hand does not. It needs a track kept straight and clean enough for its obstruction sensing to work, it needs servicing, and during a power cut the leaf goes back to being moved by hand through a clutch or release.

If the goal is simply a heavy leaf that is easy to move, a lift-and-slide door lets one hand do it with no electricity and nothing to program. A motorised door remains the right answer for long runs, leaves heavier than anyone should push, and homes where the door is meant to open from a switch or a remote.

Consider instead Lift-and-slide doors

Frequently asked questions

By who the door is for and what it is moving. A commercial entrance is triggered by presence: a sensor watches for anybody walking up, and the whole design is built around strangers who have never used it and a stream of them all day. A motorised villa door is started by a deliberate command from somebody who lives with it, gets used a handful of times a day, and moves a leaf several times the mass over a much longer run. The engineering follows from that difference. A shop door's hard problem is the people it has not met; this door's hard problem is weight, distance and the fact that neither can be stopped quickly.

The controller watches how hard the motor is working. During commissioning it learns what a healthy run looks like at every point of the travel, and a rise above that pattern is read as resistance — at which point it does whatever you told it to do, usually reverse a short way and stay put. This is exactly why the track is a safety item rather than a quality one. On a run with a stiff patch in it, a genuine tight spot and an obstruction produce the same signal, and the only two ways to live with that are to make the drive less sensitive, which is not acceptable on a door in a home, or to correct the track. We correct the track.

It has to be built for it, and this is where most trouble starts. A drive pushes the leaf from one point — the clamp where the belt or the chain grips it — so the leaf has to be stiff enough to be shoved from that single point without racking out of square, and the carriages have to run evenly for the whole length rather than merely well enough for somebody to nurse them past a rough patch. The head has to be deep enough to house the unit and its cable, and the leaf has to be able to be moved by hand as well. Adding a drive to a door that was only just acceptable by hand hands the motor a fault to repeat every single cycle.

At the head of the opening, usually at one specific end of the run, which the drive layout decides rather than the electrician. On a corner or a panoramic set that end may not be where the nearest circuit happens to be. If the walls and the ceiling are still open it is a small item; if they are finished, the honest options are to chase and make good, to come through a ceiling void where one exists, or to leave the door manual. What we will not do is run trunking down a reveal that was detailed to be invisible — on the kind of door that gets motorised, that undoes the reason for the door.
