Windows for penthouses

A penthouse is exposed on sides an ordinary flat is not — often on all of them, plus the roof — and the sun reaches it from wherever it happens to be. Every choice a lower floor can average out has to be made deliberately up here: which elevation takes solar control, where the terrace doors slide to, how a pane that size gets into the room at all. The last of those usually reshapes the design, because a unit is delivered by the route the building allows, not by the size the drawing wanted.

The honest downside

What the top floor makes harder

Long sliding runs are the natural choice onto a terrace, but a sliding sash seals with brushes along its meeting stiles, and on the windward side of the highest floor that is where fine dust and a whistling wind find their way in first.

Size has a long tail as well. A pane that needed a crane to arrive needs one again to be replaced, on a day the building agrees to, and motorised high sashes add actuators that want servicing for as long as the window is there.

On the most exposed elevations, a fixed panoramic field with one hinged sash beside it seals more tightly than a sliding run and still keeps the view; the sliding doors belong on the sheltered side of the terrace, where they will be used every day. Large sliding glazing stays the right answer where the terrace is the room's other half.

Frequently asked questions

Building it is rarely the problem; getting it upstairs is. A unit that size travels on suction lifters with a crew around it, so the ceiling is set by the service lift car, the turns in the stairwell, and whether the building will permit a crane lift to the terrace and on which day. We measure that route before sizing the glass, and where it will not pass we split the field with a slim mullion, which almost nobody notices, rather than thinning the unit, which everybody eventually feels.

Only if the head and the sill were treated as trim instead of as drainage. Wind-driven rain at the top of a tower does not fall onto a threshold, it is pushed at it sideways, so the detail that matters is where the water collects and how it is let back out — drainage slots in the outer chamber, an equalised cavity behind the seal, and a sill that falls away from the room. We detail it for the exposure at your own floor rather than reusing a ground-floor section.

Yes, and past a certain reach it stops being a luxury. Actuators sit inside the frame and run from a wall switch or the home system, which lets an opening sash go into a clerestory or above a stairwell where no one could ever reach a handle. What matters is a manual override and an accessible service point, because a motorised sash that cannot be opened with the power off is a sealed pane with extra parts in it.

Less than you would expect, because the noisy stage is short and it happens on your slab rather than theirs. What genuinely affects the rest of the building is logistics: the service lift is out of general use during deliveries, and a crane lift closes part of the podium for a morning. Both are booked with the management well ahead, which is why we start that conversation at the survey rather than when the glass is ready to leave the factory.
