The honest downside

Where new windows will not fix a hotel's complaints

A guest who complains about noise is often hearing the corridor, not the road: a trolley at dawn, a door let go, voices at the lift. Acoustic glass on every key will not touch that, and specifying it everywhere carries its weight and cost onto elevations that face a quiet courtyard.

Restricted sashes have a trade-off too. A leaf that stops a child also admits only a narrow band of air, so the room is cooled and ventilated mechanically either way, and guests used to throwing a window open will find they cannot.

Where the complaint cards point at corridors and doors, upgrading the entrance door and its seals answers more of them than new glazing does. Replacing the windows is the right answer where frames leak, sashes will not close or the road side genuinely carries the noise.

It depends on the opening rather than on the crew, so we answer it after the survey by doing one room and timing it honestly. What can be agreed up front is the shape of the programme: which rooms come out of service on which day, and when each is due back, cleaned, for housekeeping to check. A revenue manager can plan around that. Nobody can plan around a floor that is nearly finished.

We sequence it. The genuinely loud stage, cutting the old frame free, is short, and it goes into the hours the property nominates — usually late morning, after checkout and before the afternoon arrivals. We work down one floor at a time instead of scattering rooms, so the disturbance travels through the building in a predictable line and the front desk knows exactly which rooms not to sell as quiet. The rooms directly above and below the working one are the ones to hold back, not the whole wing.

Not shut, but restricted. A guest sash that opens fully is a risk the property carries for every family that checks in, so the standard answer is a restrictor that admits air and stops a body, released with a tool by maintenance rather than by a handle. Where an operator wants sealed rooms for the air conditioning, we fix the pane and leave ventilation to the mechanical system — but that is the operator's decision, not ours.

We record the profile system, the finish reference, the glass build-up and the hardware set as a document attached to the job, so the second phase is a repeat order instead of a fresh design. Finishes and coatings do drift between suppliers over the years, which is precisely why the reference matters, and why we manufacture in Dubai rather than depending on whatever an importer happens to have landed.
