A townhouse sits in a row of houses that were built identical on purpose, and the community intends to keep them that way. Two things are therefore settled before anything is drawn: the outside of the frame has to read the same as next door, and the work needs a no-objection certificate from whoever runs the community. Inside the plot the constraints are physical — a party wall on one side or both, a narrow side return with no room for a platform, and neighbours close enough that their evening and your kitchen extract are part of the brief.

The honest downside

What new windows cannot change in a townhouse

The row decides the outside. Frame colour, proportion and often the look of the glass are matched to next door, so new windows will not give the house a new face, and a darker or more reflective solar unit on a hot elevation may not pass the community.

Noise from the neighbours is the other expectation to check. In a row, sound arrives through the party wall and the shared roof line as much as through the glass, and acoustic windows only deal with the part that comes through the window.

If what bothers you is the house next door rather than the street, sound treatment of the party wall and the rooms against it answers more of it than new glazing. New windows are the right answer where the frames are failing, the rooms overheat through old glass, or the whole row is changing together.

Frequently asked questions

It depends on who still runs the community, and it is worth establishing before you pick a colour. In handed-over communities it is normally the owners' association or an appointed management company; in newer ones the developer still holds it. Either way they want the same things: a drawing showing the external appearance, the finish reference, and a contractor with the right trade licence. We prepare that pack as part of the quote, so you submit a document instead of a description.

Yes, and it is one of the reasons aluminium suits a townhouse. The profile can be powder coated in two colours, so the face the street sees carries the community's reference while the room gets whatever the interior is doing. Seals, glass and hardware are unaffected by the choice. The one thing that cannot vary is the reflectivity of the glass where the community has specified it, because that is visible from outside.

Some of it, and warning them beforehand is worth more than any technique. The loud part is short — cutting the old frame free — and it goes inside the community's permitted hours rather than starting at first light. The rest is quiet: setting, sealing, adjusting. Where houses share a party wall, the work is planned to cut the frame out rather than break it out, keeping percussive work off that wall.

Materially, yes, and this is the one case where buying together genuinely helps. The openings repeat house after house, so the factory sets up once and runs the batch, and the crew works down the row without remobilising between plots. It also settles the appearance question, since a row that changes together never looks like the one house that changed. We quote it as a single job with a delivery date per house.
