Windows for offices

An office is judged on whether people can work at a screen, and that is a glare problem before it is a heat problem. The perimeter desks take the low sun, the meeting room with the best view is the one nobody can present in late in the afternoon, and the answer is a coating and a shading strategy chosen together rather than blinds bought afterwards. Everything else is programme: the landlord's fit-out rules, the hours the building allows loud work, and a handover date that was fixed long before the glazing was ordered.

The honest downside

When the facade is not what needs changing

In a leased office the external glazing belongs to the building. Replacing it means the landlord's approval, loud work pushed into evenings and weekends, and money spent on a facade the tenancy may not stay behind for long.

It also misses the complaints that usually matter. Low sun reaches a screen through any coating, and speech between meeting rooms travels through partitions and ceiling voids, not out through the window.

Where the problem is inside the tenancy — meetings that carry, a floor that needs dividing without losing daylight — glazed partitions answer it without touching the facade. Replacing the windows is the right call when the building owner is doing it, or when the frames themselves leak, whistle or will not close.

Yes, and on most fit-outs it has to. We work zone by zone, sheet the working area off from the rest of the floor, and put the loud stages — cutting frames out, drilling into slab — into evenings or weekends where the building permits it. The aim is for desks to move once, not twice. What makes this succeed is agreeing the zones with your facilities manager before the first delivery, rather than discovering the seating plan on day one.

Partly, and on its own it is the expensive half of the answer. A solar-control coating cuts what arrives without turning the floor into a dim box, but low afternoon sun comes in almost horizontally and no coating stops a beam aimed straight at a monitor. The rest is geometry: a deeper reveal, an external fin, an internal blind dropping only over the affected band, or moving a desk run out of the worst two hours. We map it against your actual layout, and the answer often needs less glass treatment than people expect.

Quite a lot, because that restriction is about what the street sees. Internal partitions, glazed meeting rooms and acoustic screens sit entirely within the tenancy. Where the external glazing itself is the problem, the options are secondary glazing behind the existing line, a film or blind system, or replacing the inner leaf if the facade is a double skin. We establish which type of facade the building has at the survey, because that decides which of those is even possible.

We prepare what it needs: drawings of what changes, the finish and glass references, our trade licence, and a method statement covering hours and access. Submitting it stays with the tenant or the fit-out contractor, because the tenancy agreement is theirs and we would rather that were clear than have three parties each assume somebody else filed it. In practice we hand over a pack that is ready to submit.
