The honest downside

Where a standard slider struggles in a Marina tower

A conventional sliding door closes onto brushes and fins, not a compressed gasket. High on a Marina tower, where wind presses on the facade and the flat is cooled hard, a little air, fine dust and sound still get past the interlock and the sill.

The salt does not go away either. Stainless hardware outlasts plated parts, but the track still needs rinsing and cleaning, and the building often fixes the frame colour and profile seen from outside. If the old door is simply heavy, a clean track and new rollers may be all it needs.

For a bedroom facing the Walk or a living room on a high, windward floor, a lift-and-slide door sets the leaf down on a continuous seal. A standard slider remains the right choice for a typical Marina balcony, where easy daily use and panels that fit the service lift matter most.

Usually not. In the Marina the common cause is fine sand packed into the bottom track, which makes the rollers run on grit rather than on the rail. A thorough clean can bring a door like that back. If it is still heavy after that, the rollers have worn and those can often be changed without touching the frame.

The Marina sits on a saltwater channel, so salt-laden air reaches balconies on every floor, not just the ones facing the sea. It attacks plated components first — rollers, cams, screws and handle fixings. Specifying stainless for those parts costs little at order stage and is the difference between hardware that lasts and hardware that seizes.

Yes, and it is mostly a glass and seal question rather than a frame one. Acoustic laminated glazing, panes of differing thickness in the unit, and seals that pull tight along the whole leaf all reduce what comes through. We do not publish figures for it, because the honest result depends on your floor, your orientation and what the existing door is.

In almost every Marina tower, yes. Management normally approves the work in advance, and there are usually rules about working hours, service lift booking and protecting common areas. We handle that paperwork as part of the job — it is sequential, so it is the first thing we start rather than the last.
