Fire-rated doors

A fire door is not a heavier version of an ordinary one — it is a tested assembly, and the leaf, frame, hinges, lock, glass and seals are certified together as a single set. Its job is to hold a compartment closed long enough for people to leave and for the building's systems to do their work. That is why nothing on it may be swapped on site, and why it has to close and latch by itself every time somebody uses it.

The honest downside

Where a fire door is the wrong door

A fire-rated door is a certified assembly, and the certificate is also a list of restrictions. The handle, hinges, lock and glass cannot be swapped, vision panels are fixed at drawing stage, and the self-closing device makes the leaf noticeably heavier to push than an ordinary door.

It is also meant to stay shut. A wedge under the leaf defeats it, and a hold-open device linked to the alarm adds cost and wiring. On a door people pass through all day between desks, that combination soon becomes an irritation that staff find ways around.

Where the fire strategy does not call for a rating — a meeting room, a manager's office, an internal door within one compartment — an office door on a floor spring or a light closer is easier to use and to change later. On stair cores, protected corridors and service routes, a fire-rated door is a requirement, not a choice.

Because the certificate covers the whole assembly, not the leaf alone. The hinges, lock case, latch and closer were tested together with that leaf and that frame, and substituting any one of them means nobody can say how the set will behave. A different handle can be specified — it simply has to be part of the certified set from the beginning.

In normal life, nothing at all: it sits quietly in a groove around the leaf. Heat makes it expand many times over and fill the gap between leaf and frame, closing the path smoke and flame would otherwise take. That is also why a seal that has been damaged or painted over leaves you with a door that is no longer a fire door.

Yes, using fire-resisting glass held in a bead that was tested alongside it. This is a different product from ordinary safety glass and it cannot be cut or re-glazed on site, so vision panel sizes and positions are fixed at drawing stage rather than adjusted later.

A fire door only protects a compartment while it is shut, and people prop doors open. The self-closing device takes that out of human hands: the leaf returns and the latch engages every time. Where a door genuinely needs to stand open, a hold-open device linked to the alarm releases it the moment the alarm sounds.
